I mean, I still do the low risk, “If I make this shot from across the room you owe me a coffee!” and bet weekly on sports sites like Draft Kingz around football season. But I used to actually GAMBLE…and when I say gamble, I mean would regularly check the Vegas sports books for games… Checking the spread, over/under, heads or tails coin toss, and so much more. Now the thing that made me semi-successful at gambling was because I would hedge my bets. Say I bet on a game to cover, well I’d also bet on the same game for the spread...regardless of the outcome, I'd be a winner. This is what all the real gamblers do. # Hedge their bets to be in a spot to never lose money, so, they ALWAYS win no matter the outcome… # Bringing me to why I’m writing to you today. Wall Street plays the same game professional gamblers play… except they do it with your money. Hedging your portfolio against itself so that volatility, or price swings are essentially eliminated, so that you never want to take your money out of Wall Street’s funds. You see… According to Teeka Tiwari, a former hedge fund manager, *“Wall Street makes its money by holding onto your money as long as possible. They deliberately try to tamp down volatility to lull clients (you) into a false sense of security. When values swing around too much, clients get scared and start to pull their investments. Wall Street hates this. Remember, they make their money by holding on to your investment dollars.”* How do they do this? *"One of the tricks Wall Street uses to tame volatility is building portfolios that hedge themselves. For example, when stocks go down, bond prices usually go up. That’s a major reason most money managers tell you to own stocks and bonds."* It’s not sound advice just a way for the establishment to drain your investment account for 40 years of fees. Absolutely sickening! Now insert Bitcoin... Remember, Wall Street makes a living off low volatility portfolios so that you never take your money out of their game they invented... Now if you've paid any attention to the wild market fluctuations of Bitcoin recently then you know how fast price fluctuates daily; you can gain one thousand and lose two thousand just as fast, if not faster.  These huge swings in volatility scare many investors…and scares Wall Street too. But what if Wall Street could use these wild swings to their advantage? Maybe if they allocated a little of their client’s portfolios to Bitcoin they could stabilize their clients’ portfolios even more because Bitcoin price is uncorrelated with the stock market. This means that the stock market movement has no bearing on where bitcoin price is headed. Uncorrelated. Just like that according to Teeka Tiwari, this could be how Wall Street will position their client’s portfolios and continue to milk them with fees. Spread a little bit of their money into stocks, bonds, and bitcoin so that wild price swings will be taken out of the equation. This is how Wall Street will hedge their bets and continue to milk your account with fees. On top of begging and signing your life for that fraudulent loan which cannot demonstrate prior title or origination of funds but will require all that from you for the "down payment" while purporting that a Company can Contract with a Man and enforcing unilateral contracts as bilateral and of Valuable Consideration, after which comes the licenses and permits, the classes and certifications, the programs and other agreements and contracts which only further exasperate the problem of "entrepreneurship" while the fact that some cannot rub to pennies together effectively doesn't rate them as "each of us", granted they are excluded by default as this is Higher Education the context of your comment is clearly that Higher Education is a Scheme and therefore the conversation was about even the poor sod who cannot read or write and lest convince people to buy his polished chicken bone jewellery or his labor at least. It's a coy American Dream but the reality is that becoming more efficient at production means people's jobs. All chiefs and no Indians holding Hiring signs while our longhouses have been robbed clean by the very people entrusted with distributing. The dawn of the new world will be marked by the disclosure of Anti Gravity and free energy/zero point energy/lenr, and the unhinging of entrepreneurship from the clutches of the bankers, and last I checked we still are missing this critical thing called Financial Freedom which effectively perpetuates the Debt Slavery that is perpetrated by the US Trustees, and International Banks along with all other Governments who are functioning solely and strictly as a Private for hire Corporation and not as a Public Office. I do agree with the sentiment behind that thought, that we are moving forward, we are progressing. |

| body |  A lot of times you can learn more from people’s mistakes than their successes. Even though it’s a lot easier to share my successes, (my ego gets in the way sometimes), it is more beneficial for you to see what not to do when you get started building your real estate empire. Instead of making costly mistakes you can see what to avoid in order to get to your end goal faster, cheaper, and without all the headaches. These are things you DO NOT want to do… So, without further ado, the three lessons I learned from my first investment property are: “Wasn't She Lovely…”  Don’t count your chickens before they hatch Imagine for a second… Your rental has been cash-flowing from day one… You have a great tenant living there who you just signed to a year-long lease only a few months ago locking them into the lease for the rest of the year… All fine and dandy… This is, until you and your partner come to the decision that the market cycle is at or near the top and want to sell the property NOW to “increase the velocity of money”. ***Before moving on, what do I mean when I say “increase the velocity of money?”... Let me give you an example… * My property cash flowed approximately $200/mo. * When we did finally sell we pocketed a total of $121,433 * So, if we held the property to make that same profit of $121,433 from our cash flow it would have taken us over 617 months or 51 years to make that same amount of money * $121,433 / $200 per mo. = 617 months or 51 years Of course, we are ignoring future rent increases but we are also ignoring other expenses that might have popped up (new air conditioner, new water heater, etc.). Anyways, instead of having to wait 51 years to make that same amount of capital as we did when we sold…We simply “sped” up time and made 51 years’ worth of cash in one day. We “Increased the Velocity Of Money”  Pretty cool huh…*** Now that you understand that, back to my mistake. As this was the first property I had ever sold I was not aware of issues that would come up. First, I had no clue the time frame it would take to sell a property. I simply assumed as soon as I wanted to sell the property it would sell. (Such a rookie move) Boy was I wrong… Long story short it took close to three months to sell the property. With that, because as you will see from our next mistake, we had to pay those 3 months of rent out of our pocket because… We did not know “to-the-t” what was in our lease We thought we had a 60-day termination clause in our lease allowing us to break the lease with the tenant with 60 days notice if we were going to sell the property. (Our realtor told us it would be easier to sell with no tenants…SMH…Don’t listen to your realtor on that) AS WE COME TO FIND OUT, WE DID NOT HAVE A 60-DAY TERMINATION CLAUSE IN OUR LEASE! So, to get the tenants out we essentially had to bribe them with what many call “cash for keys”. We give them cash they move out and give us the keys. Quite Simple haha Essentially, we paid $2,075 for them to break the lease …  Problem solved! Except now we had an empty property with a mortgage and utilities still to pay. Overall, the costs to us were… $925 (Empty Unit) + $925 (Empty Unit) + $925 (Empty Unit) + $2,075 (Cash for Keys) = $4,850 "$4,850 just to sell the property (Great)..." Not only did we have to pay those 3 months rent, we came to find out that the first people who made the offer, that we accepted, were using a VA loan (Pretty much a loan that allows Veterans to buy a house with as little as ZERO down payment). Which is great, I’m all for helping Veterans, but…and this is a big BUT…the amount of red tape to deal with a VA loan is insane. If you are selling a property “as-is” that usually means “as-is”, but that is not the case when dealing with buyers with a VA loan. AS IS to an inefficient gov’t bureaucracy who are offering the loan means “as-is” except for that and that and that… "Those and that’s” cost us another $3,450 out of our pocket to sell this property. Now, our running cost to sell comes out to…. $3,450 + $4,850 = $8300 (money you can save by not doing what we did.) So, my advice to everybody if somebody comes to you offering to buy with a VA loan… run away! Because it is not worth the time and hassle to have to deal with an inefficient government bureaucracy supplying that loan. In Summary, * Don’t assume your property will sell immediately (there are a lot of slow moving parts in the real estate industry that take time to complete) * Don’t kick your tenants out, let your new owner deal with them. Your realtor isn’t the one paying the mortgage so don’t listen to them, they are just trying to make their job easier. * If you see a VA loan, do not accept the offer. (Headaches) Now off to search for a 20-unit apartment building! What are you doing TODAY to build your real estate empire? |

It was inspired by an idea that started growing inside my head as I tagged along with my father to a $6,000+ financial education event (yes you read that right $6k+ event!!) … Now before I go on, let me tell you, at this time I was not happy with my job, I was in almost $17k of debt and was looking for a way out of the rat race… "My Credit Card Debt in 2016..."  "Plus The Money I Owed To My Previous Employer..."  Becoming financially free or wealthy one day was as far out of my mind as could be. You see, my knowledge how to build real wealth or becoming financially free consisted of… well nothing…I didn’t know anyone wealthy…I had never been wealthy… So, I showed up to this event knowing absolutely nothing about how to build real wealth. I will spare you the details of what I learned (that will be for another time), but when I left the event I firmly believed that the rich became rich not because of luck… but because they had a very noticeable advantage over all of us. And the more I listened to podcasts and read books like Rich Dad Poor Dad, I saw what the difference between the rich and the poor was in this world… And that was this: The rich are getting richer because they acquire assets and knowledge that pay them well into the future while most of society sits on the sidelines wondering “why the world is against them”… Right now, the soon-to-be-rich are soaking up knowledge and creating opportunities while the poor are complaining that they don’t have the same opportunities as the rich do. Some call this “gap” between the “haves” and “have-nots” as income inequality”… But I’m sick of people playing the victim card… It isn’t “income inequality” it’s a “knowledge gap”. And with that, the knowledge gap needs to be filled if you want to take your life to the next level so that you can finally start living life on your terms… Enter the Creation of TheStreets... This is a resource I am building to fill that “knowledge gap” separating the rich and poor, but on a much larger scale, and at a fraction of the price that most people would expect. (Don’t worry, this is not a sales pitch for TheStreets) You don’t need to shell out $6,000 to learn how to invest in cash flowing real estate… You don’t need to practically take out a mortgage to learn why the rich are flocking towards cryptocurrencies, and you sure as hell don’t need to pay some “guru” thousands of dollars to teach you something that they themselves are not actively doing. Everything shown in TheStreets will either be something I am actively doing, have tried out, or something I am in the process of learning more about. Think of me as the human Guinea pig who is going to show you that it is possible to go from broke to financially free in… 10 Years... By May 1st 2027 (exactly 10 years after the creation of my business) my assets will make more than my expenses.  By that time I will be 39 years old and free to pursue whatever passions I choose to pursue because I will no longer need to work…(even though I still will) Compare that to the typical plan sold to you by society. If you went that route, you would still have a full 21 more years of working at that job you love SO much. And with that said I will ask you… What path will you choose?… Work alongside me as we work towards discovering what works and what doesn't work in the exciting world of creating assets so we can both become financially free!.. | body | So I have always been an avid reader my whole life… So much so that my little sister (some of you probably know her as the famous CrossFit Athlete Lauren Fisher lol) and I created a “Read to Achieve” club when we were younger that we continue to this day.
