| body | Make money and sleeping at the same time has a great tone to it!.. After doing my research about Billionaires who create these ways of earn incomes i became obsessed with earning currency through passive incomes.. research shows me that 97% of people work jobs only earn 3% of the currency each year while 3% of the people who create passive incomes earn about 97% of the currency each year.. For most who are reading my article would say, "But thats not fair" its because of the laws of compensation. This is the natural laws of the universe which states "You reap what you sow", If you want more you have to plant more. Simple put, if you want more currency you have to have multiple sources of incomes, passive incomes. Whenever someone needs additional income, the stereotypical suggestion offered is to "get a part-time job." But what if you don't have the time or energy to put in all those extra hours? I know I didn't. Plus that wasn't as appealing as making money while I was trading time for money. For that, you may need some passive income ideas — ways to make money with little investment of time and effort on your part. Here's a list of quite a few passive income ideas, so it's likely that you'll be able to find at least two or three that will work in your situation. ---> Try out index funds. Index funds provide you with a way to invest in the stock market that is completely passive. For example, if you invest money in an index fund that is based on the S&P 500 Index, you will be invested in the general market, without having to concern yourself with choosing investments, rebalancing your portfolio, or knowing when to sell or buy individual companies. All that will be handled by the fund which will base the fund portfolio on the makeup of the underlying index. You are also free to choose a fund that is based on any index that you want. For example, there are index funds set up for just about every market sector there is — energy, precious metals, banking, emerging markets — you name it. All you have to do is decide that you want to participate, then contribute money and sit back and relax. Your stock portfolio will then be on automatic pilot. ----> Make YouTube videos. This is a venture that is growing rapidly. You can create videos in just about any area that you like — music, tutorials, opinions, comedy, movie reviews — anything you want . . . then put them on YouTube. You can then attach Google AdSense to the videos, which will overlay your videos with automatic ads. When viewers click on those ads, you will earn money from AdSense. The keys will be to create compelling videos, to promote those videos on social media websites, and to create enough of them that your income will be coming from multiple sources. There's a good bit of work that goes into creating videos, but once a video is done it can become a completely passive cash flow source for a very long time. Don't think you can find success with YouTube? You sure can. Emily Eddington used her love for makeup and YouTube to quit her full-time job. She has received over 66 million views on YouTube. This former morning news anchor took her passion — makeup — and turned it into a phenomenal success. ----> Try affiliate marketing and make sales. This is a passive income technique that is better suited to people who have blogs and active websites. You can sign up to promote certain products or services on your site, for which you will be paid either a flat fee or a percentage of the amount of the sale completed. This isn't as hard to do as you might think, since there are thousands of companies in the world who want to sell their products in as many places as they can. You can find affiliate offers either by contacting vendors directly, or on dedicated websites, such as ClickBank. It's always best if the product or service is one that you are either very interested in or is highly relevant to your website. ----> Put your photography to work on the web. Do you like photography? If you do, you may be able to convert it into a passive income source. Photography websites such as Shutterstock and iStockphoto can provide you with platforms to sell your photos. They may offer either a percentage or a flat fee of each photo that is sold to a site client. In this way, a single photo could represent a cash flow source since it can be sold again and again. You simply need to create your photo portfolio, put it on one or more photo platforms, and then the activity becomes completely passive. All the technicalities of the photo sales are handled through the web platform. And yes, that's me in a stock photo you can purchase from iStockPhoto.com. My good is a photographer and has uploaded a few hundred photos to their platform and makes a good residual income from it. ----> Purchase high dividend stocks. By building a portfolio of high dividend stocks, you can create regular passive income at an annual rate that is much higher than what you get on bank investments. Just as important, since high dividend stocks are stocks, there is always the potential for capital appreciation. In that way, you can earn passive income from two sources — dividends and capital gains. You will need a brokerage account to purchase these stocks and complete the research needed. ----> Write an ebook. This can be a lot of work upfront, but once the ebook is created and marketed it can provide you with a passive revenue stream for years. You can either sell the ebook on your own website or offer it as an affiliate arrangement with other websites that provide content related to your ebook. ----> Get cash-back rewards on credit cards. There are credit cards that provide cash-back rewards ranging anywhere from 1% to 5% of the amount purchased. You're going to be out shopping and buying anyway, right? Rewards will give you an opportunity to earn some passive "income" (in the form of reduced outgo) from doing what you would do anyway. We recently started being mindful of collecting reward points on our cards especially since we like to travel. In the past year we've been able to use our reward points to pay for 9 round trip flights and few nights in a hotel. Now that's what I'm talking about! ----> Sell your own products on the internet. The possibilities here are endless — you can sell just about any product or service that you like. It could be a product you have created and can manufacture on your own or it could be digital in nature (such as software, DVDs, or even instructional videos). You can set up a dedicated website for this product or service, unless of course you have a website or blog already in place. Alternatively, you can also sell it on an affiliate basis, either by offering it direct to websites and blogs related to your product or service, or through a platform such as ClickBank. If you make a lot of money in your current job and you're not sure that you can make a similar amount by selling products online, think again. A while back, I interviewed Steve Chou from MyWifeQuitHerJob.com. In our podcast interview, Steve explained how his wife quit her job to become a stay-at-home mom. Now, being a stay-at-home mom is a full-time job — but Steve Chou's wife also started an online business that replaced her former salary and started bringing in a six-figure income! Wow, right? You can learn to sell products online too and make quite a bit of money. While it's not entirely passive, it's certainly more passive than getting up and heading out the door to work every morning! ----> Invest in real estate. This probably falls more in the category of semi-passive income, since an investment in real estate is always at least a little bit of an active venture. Still, once you have a property that is established and fully rented, it's mostly a matter of managing the property and keeping it performing well. Additionally, there are professional property managers who can manage your property for you, usually for around 10% of the monthly rent. This professional management can make the investment much more passive, but will take a bite out of your cash flow. According to Brandon Turner, an active real estate investor and co-host on the popular BiggerPockets Podcast, The key to success with rental properties is buying smart. Not every property is going to provide a good return or prove to be passive. Understanding how to analyze potential real estate opportunities is incredibly important. As the old adage goes — you make your money when you buy! Another benefit of investing in rental properties is the loan pay down. If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program. It wouldn't take many paid-off properties to provide a pretty great, and mostly-passive, future for you and your family. ----> Buy a blog. Thousands of blogs are created every year, and thousands are either completely abandoned by their owners sometime afterward. If you can buy blogs with a reasonable amount of web traffic — as well as a demonstrated cash flow — it could be a perfect passive income source. Most blogs employ Google AdSense, which provides a monthly revenue stream based on ads that Google places on the site. There may also be affiliate programs generating additional revenue. Both income sources will be yours once you purchase the blog. From a financial perspective, blogs usually sell for 24 times their monthly income. So if the site generates $250 a month in income, you can likely buy it for no more than $3,000. Translation: a $3,000 investment will buy you $1,500 per year in cash flow. You may even be able to purchase the site for less than 24 months' earnings, if the site owner is particularly anxious to get out. Some sites have good "evergreen" content that will continue generating revenue even years after the site has gone silent. Bonus tip: If you were to buy such a site, and then to reinvigorate it with fresh content, you may be able raise the monthly revenue enabling yourself to sell the site at a later date for substantially more than what you paid for it. Finally, instead of buying a blog, you might want to create your own blog. You can make some money either way! ----> Rent out unused space with Airbnb. Airbnb is a concept that has only been around for a few years, but it has exploded around the globe. Airbnb allows people to travel all around the world and to stay in accommodations that are a lot less expensive than traditional hotels. They do this by staying with participating Airbnb members who rent out part of their homes to travelers. By participating in Airbnb, you can use your residence to accommodate guests and earn extra money just for renting out space in your home. Paula Pant, cubicle renegade AffordAnything.com took a stab at making extra money renting out locations exclusively through Airnbnb. Her Airbnb experiment netted her an extra $19,000 in revenue and 1 police visit! How much you will make will depend upon the size and condition of your home and your location. Naturally, if your home is located in a high cost city, or close to a popular resort, your income will be much higher. It's a way of earning money on space in your home that might just be sitting empty otherwise. ----> Pay off a credit card (or two or three). Reducing a fixed expense is the financial equivalent of creating passive income. This is certainly true when it comes to credit cards. Let's say that you owe $10,000 on a credit card, on which there is a monthly payment equal to 2% of the balance, or $200 per month. By paying the card off, you'll be free up $2,400 per year in cash flow that would've gone to the monthly payments. That's like getting a guaranteed 24% return on a $10,000 investment. Good deal? ----> Write a book and collect royalties. Much like writing an ebook, there's a lot of work upfront. But once that's done, and the book goes into the sales stage, it becomes a completely passive venture. This is especially true if you can sell the book to a publisher who will pay you royalties for the distribution and sale of the book. You'll get a percentage of each sale made, and if the book is fairly popular, the royalties could be substantial. Just as important, the royalties can continue flowing for many years. Mike Piper from OblivousInvestor.com did just that. He wrote a book, Investing Made Simple, which was sold strictly on Amazon. He had decent success with the first book that he created an entire series of book. Those books now net him over 6 figures per year. Not too shabby. ----> Set up a website selling a product. If there is a product that you are particularly knowledgeable about, you may be able to sell it on a dedicated website. The technique is similar to what you would use for your own product, except that you will not to be concerning yourself with product creation, but only with the sale of someone else's product. You may even find after a while that you are able to add other products that are related. Should that happen, the site could generate substantial revenues. If you are able to have the product drop shipped to customers directly from the manufacturer, you won't even have to get your hands dirty. That may not be 100% passive, but it's darn close. ----> Invest in real estate investment trusts (REITs). In #10 we talked about investing in real estate. But let's say that you want to invest in real estate, but do it in a truly passive way. You can do that through a real estate investment trust. This is something like a mutual fund holding various real estate projects. The fund is managed by professionals, so you never have to get involved. One of the big benefits of investing in REITs is that they typically pay higher dividends than stocks, bonds, or bank investments. You can also sell your interest in a REIT anytime you like, which makes it more liquid than owning real estate outright. ----> Become a business silent partner. Do you know of a successful business that needs capital for expansion? If so, you can become something of a small-time angel investor and provide that needed capital. But rather than offering a loan to a business owner, you instead take an equity position in the business. In this way, the business owner will handle the day-to-day operations, while you will act as a silent partner who also participates in the profits of the business. ----> Become a referral source. Every small business needs referral sources in order to maintain sales. Make a list of small business providers that you use on a regular basis and feel you can recommend to others without reservation. Then contact the owners and see if they have any kind of cash referral offers available. You can do this with accountants, landscapers, electricians, plumbers, carpet cleaning services — the list is endless. Keep a list of these businesses, and be ready to refer them to your friends, family and coworkers. You can earn a fee on each referral just from talking to people. Don't overlook referral programs at work either. If your company offers a referral bonus for either new employees or for new customers, then take advantage of that plan. It's easy money with virtually no work. ----> Make an online guide. If writing articles or creating videos isn't your thing, and you want to make money online, try creating an online guide. A good example of this comes from Pat Flynn's website, SecurityGuardTrainingHQ.com. On the website, he has a map of the United States that allows someone to click on any state to see the security guard requirements for that state. By providing specific information in a guide-like format, you can make money through some of the means already addressed: advertisements through Google AdSense, affiliate links, and even memberships you can sell from your online guide. It's a fantastic idea! ----> Build an app. Apps can be an incredibly lucrative income source. Think about how many people today have smartphones. Come on, it's just about everybody! People are downloading apps like crazy — and for good reason . . . Apps make people's lives easier. Whether it's an app that helps people put together nice pictures for their blog or an app that keeps track of tasks, there are helpful apps out there for everyone. You might be asking if there are so many apps out there, why would you want to attempt to create an app? Isn't there a lot of competition? Well, yes, but fresh, creative ideas can win. If you can come up with something unique, you can make quite a bit of money. Simple — yet unique — apps can be pretty passive. Don't know how to code? No problem. First, you can learn. Check out Nathan Barry's success in his inspiring article, "How I Made $19,000 on the App Store While Learning to Code." Nathan also put his design expertise to work in an ebook teaching others how they can design their own apps. Second, you can hire a developer to build your app based on your idea. This could end up being an expensive option, although it will probably yield a professional-looking app. The end result is an app that has the potential to make you some relatively passive income. Don't downplay the idea to build an app — it's a good one! ----> Create an online course. Everyone is an expert at something. Why not create an online course about your passion? There are a number of ways you can produce and host your own online course. One very simple way is to use a website like Udemy.com. Udemy as over eight million students and is a great way to get your content in front of others for their consideration. Once you create an online course, it can work for you while you sleep! What do you put in your online course? Good question. You can add video lessons, checklists for completing steps you recommend in your video lessons, small ebooks to supplement the lessons, audio files for people listening while traveling, informative interviews with like-minded experts, and a whole bunch more! In fact, you can create several packages at different price points. Some people will want everything, so you can include 'the works' for the highest price point and then have two lower price points so that you can receive the largest possible volume of orders. ----> Outsource most if not all of your business needs. If you're spending too much of your time on an existing business running it yourself, why not outsource most if not all of your tasks? Yes, it will require you to give up some control, but in many businesses it's the only way to free up your time so you can focus on other tasks that will result in more income. If you don't want to hire employees, consider hiring freelancers who work as contract laborers. Look for freelancers with a strong work ethic who provide quality results. Here's a list of tasks that you might want to outsource: Bookkeeping Writing Web design Editing Task management Social media marketing and so much more! Yes, many people can turn their existing businesses into passive income businesses. As long as the main product or service isn't something only you can do, you can transform your business into a passive moneymaker. ----> Make money for tasks you'd do anyway. Yes, you can make some money doing some of the things you're already doing. I've purposely provided a long list of passive income ideas in the hope that there is something on this list for everyone.  |

If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program.\n\nIt wouldn't take many paid-off properties to provide a pretty great, and mostly-passive, future for you and your family.\n\n----> Buy a blog.\nThousands of blogs are created every year, and thousands are either completely abandoned by their owners sometime afterward. If you can buy blogs with a reasonable amount of web traffic — as well as a demonstrated cash flow — it could be a perfect passive income source.\n\nMost blogs employ Google AdSense, which provides a monthly revenue stream based on ads that Google places on the site. There may also be affiliate programs generating additional revenue. Both income sources will be yours once you purchase the blog.\n\nFrom a financial perspective, blogs usually sell for 24 times their monthly income. So if the site generates $250 a month in income, you can likely buy it for no more than $3,000. Translation: a $3,000 investment will buy you $1,500 per year in cash flow.\n\nYou may even be able to purchase the site for less than 24 months' earnings, if the site owner is particularly anxious to get out. Some sites have good \"evergreen\" content that will continue generating revenue even years after the site has gone silent.\n\nBonus tip: If you were to buy such a site, and then to reinvigorate it with fresh content, you may be able raise the monthly revenue enabling yourself to sell the site at a later date for substantially more than what you paid for it.\n\nFinally, instead of buying a blog, you might want to create your own blog. You can make some money either way!\n\n----> Rent out unused space with Airbnb.\nAirbnb is a concept that has only been around for a few years, but it has exploded around the globe. Airbnb allows people to travel all around the world and to stay in accommodations that are a lot less expensive than traditional hotels. They do this by staying with participating Airbnb members who rent out part of their homes to travelers. By participating in Airbnb, you can use your residence to accommodate guests and earn extra money just for renting out space in your home.\n\nPaula Pant, cubicle renegade AffordAnything.com took a stab at making extra money renting out locations exclusively through Airnbnb. Her Airbnb experiment netted her an extra $19,000 in revenue and 1 police visit!\n\nHow much you will make will depend upon the size and condition of your home and your location. Naturally, if your home is located in a high cost city, or close to a popular resort, your income will be much higher. It's a way of earning money on space in your home that might just be sitting empty otherwise.\n\n\n----> Pay off a credit card (or two or three).\nReducing a fixed expense is the financial equivalent of creating passive income. This is certainly true when it comes to credit cards. Let's say that you owe $10,000 on a credit card, on which there is a monthly payment equal to 2% of the balance, or $200 per month.\n\nBy paying the card off, you'll be free up $2,400 per year in cash flow that would've gone to the monthly payments.\n\nThat's like getting a guaranteed 24% return on a $10,000 investment. Good deal?\n\n----> Write a book and collect royalties.\nMuch like writing an ebook, there's a lot of work upfront. But once that's done, and the book goes into the sales stage, it becomes a completely passive venture.\n\nThis is especially true if you can sell the book to a publisher who will pay you royalties for the distribution and sale of the book. You'll get a percentage of each sale made, and if the book is fairly popular, the royalties could be substantial. Just as important, the royalties can continue flowing for many years.\n\nMike Piper from OblivousInvestor.com did just that. He wrote a book, Investing Made Simple, which was sold strictly on Amazon. He had decent success with the first book that he created an entire series of book. Those books now net him over 6 figures per year. Not too shabby.\n\n----> Set up a website selling a product.\nIf there is a product that you are particularly knowledgeable about, you may be able to sell it on a dedicated website. The technique is similar to what you would use for your own product, except that you will not to be concerning yourself with product creation, but only with the sale of someone else's product.\n\nYou may even find after a while that you are able to add other products that are related. Should that happen, the site could generate substantial revenues.\n\nIf you are able to have the product drop shipped to customers directly from the manufacturer, you won't even have to get your hands dirty. That may not be 100% passive, but it's darn close.\n\n----> Invest in real estate investment trusts (REITs).\nIn #10 we talked about investing in real estate. But let's say that you want to invest in real estate, but do it in a truly passive way. You can do that through a real estate investment trust. This is something like a mutual fund holding various real estate projects. The fund is managed by professionals, so you never have to get involved.\n\nOne of the big benefits of investing in REITs is that they typically pay higher dividends than stocks, bonds, or bank investments. You can also sell your interest in a REIT anytime you like, which makes it more liquid than owning real estate outright.\n\n\n----> Become a business silent partner.\nDo you know of a successful business that needs capital for expansion? If so, you can become something of a small-time angel investor and provide that needed capital. But rather than offering a loan to a business owner, you instead take an equity position in the business. In this way, the business owner will handle the day-to-day operations, while you will act as a silent partner who also participates in the profits of the business.\n\n----> Become a referral source.\nEvery small business needs referral sources in order to maintain sales. Make a list of small business providers that you use on a regular basis and feel you can recommend to others without reservation. Keep a list of these businesses, and be ready to refer them to your friends, family and coworkers. You can earn a fee on each referral just from talking to people.\n\nDon't overlook referral programs at work either. If your company offers a referral bonus for either new employees or for new customers, then take advantage of that plan. It's a fantastic idea!\n\n\n----> Build an app.\nApps can be an incredibly lucrative income source. Think about how many people today have smartphones. Come on, it's just about everybody! People are downloading apps like crazy — and for good reason . . .\n\nApps make people's lives easier. Whether it's an app that helps people put together nice pictures for their blog or an app that keeps track of tasks, there are helpful apps out there for everyone.\n\nYou might be asking if there are so many apps out there, why would you want to attempt to create an app? | body | KETOGENIC DIET; Chronic disease continues to ravage our world today despite tremendous advances in health care. Therapeutic approaches to treating this wide-range suffering cannot be met by technological growth in pharmacology, genetic therapy, or surgery. It should be obvious that the real solution for treating cancer and disease is not found in a man-made pill but rather is found in regulating the metabolic functions within our bodies. Western cultures today enjoy a diet rich in the delicacies that our ancestors did not consume on a regular basis such as grain, sugar, and starch. Research continues to show that sugar is the main source of fuel which feeds cancer and contributes to an inflammatory environment. Sugar essentially increases the risk for cancer and disease. *The Ketogenic Diet Starves Cancer Otto Warburg was a leading cell biologist who led to the discovery that cancer cells are unable to flourish using energy produced from cellular respiration, but instead from glucose fermentation. Dr. Thomas Seyfried and other cancer researchers agree, and have further discovered that cancer cells are also fueled from the fermentation of the amino acid glutamine. With ketogenic diets, lowering carbohydrates will reduce your levels of glucose, the fuel that feeds cancer cells. This will put your body into ketosis and will assist in depleting cancer cells of their energy supply. Cancer cells are unlike normal cells in many ways, but one of their traits that is most unique regards insulin receptors. They have ten times more insulin receptors on their cellular surface. This enables cancer cells to gorge themselves in glucose and nutrients coming from the bloodstream at a very high rate. As you continue to consume glucose as your primary diet source, cancer cells will continue to thrive and spread. It is no surprise that the lowest survival rate in cancer patients is among those with the highest blood sugar levels. Cancer cells have damaged mitochondria and lack the ability to create energy from aerobic respiration. They cannot metabolize fatty acids for energy. For this reason, cancer cells thrive in oxygen-depleted environments. Instead, cancer cells metabolize glucose and amino acids. Restricting glucose or the amino acid glutamine is essential to starve off cancer How the Ketogenic Diet Works What is the Ketogenic Diet? The Eskimos and Maasai group are cultures we often look at to learn how their scant consumption of carbohydrates sustained their bodies through harsh weather conditions. It turns out that their low carb diet switched their metabolism to burn fat instead of sugar or glucose. This created a metabolic state known as ketosis, a process in which the body burns ketones to make energy, instead of relying on sugar or carbohydrate. Ketones are metabolized by fatty acids in the liver for energy. (This source of fuel is capable of crossing the blood brain barrier and is an excellent form of energy for neurons.) When the body lacks glucose, which is its first source of fuel, ketones are created in its absence. Ketosis was a beneficial process the human body developed as an adaptation to times when food was unavailable (such as for these hunter-gatherers). However, you can effectively produce ketones too by limiting the carbohydrates in your diet to less than 80 grams daily and protein to no more than 1.2 grams of protein/per kg lean body mass. As the body adapts to the use of ketone metabolism over time, the hormone in the liver that is essential to ketone metabolism (known as FGF21) becomes more efficient. The electrons don't spin in a balanced way. Instead, the electrons line up. This creates a force of energy called a magnetic field around a magnet. I'm going to guess and think you agree with me on this one. Going back throughout history, the people who earn most of the money have always been the ones you create passive incomes even going back to the days when money first created. List of Passive Incomes: *Invest in real estate *Invest in stocks/bonds *A high yield saving account *Invest in Dividend growth stocks *Write books *Create online course *Get paid to do things your already doing *Promote products and earn affiliate earnings *Take advantage of credit card sign-up bonuses *Take advantage of bank account promotions *Advertise on your blog *Rent out extra space in your house *Rent out items you already own *Become a peer to peer lender *Become a private lender *Design products to sell *Flip Domians names *Become a social media influencer *Own a laundromat or carwash *Invest in local business *start vending machine buinesses *Invest in royalty income *Sell pre-packages stock photography *Build an app Real Estate If you are looking to add real estate exposure to your portfolio but don’t want to bother with holding properties directly (definitely NOT passive income), you could invest in a crowdfunded real estate project. In this case, you would loan the money to a corporation, landlord or rehabber who would buy the property and they would pay you interest to use your money. You would invest alongside others. The three I really like are (all are free to sign up so you can join, poke around, see which one you like): RealtyShares is for accredited investors who have a few thousand dollars they want to invest into individual properties, whether it's homes, commercial real estate, or mixed use buildings. (we go in deeper on this RealtyShares review) Fundrise is an eREIT with a $1,000 minimum investment and no accredited investor requirement. You invest in a fund and they pick the investments. (here's more on Fundrise) PeerStreet – They are like the LendingClub of private real estate loans, accredited investors and $1,000 minimum. (here is our Peerstreet review for more info) The appeal of these passive income sources is that you can diversify across many small investments, rather than in a handful of large ones. When you invest directly in real estate, you have to commit a lot of capital to individual projects. When you invest in these crowdfunded investments, you can spread your money across many uncorrelated real estate ventures so individual investments don't cause significant issues. A High Yield Savings Account I wouldn't think of a high yield savings account as a source of passive income but your savings should be getting something (less like Seinfeld syndication residuals and more like a commercial jingle residuals!). It won't make you rich but it's nice if your baseline, risk-free rate of return on cash is 1% or more. The best high yield savings accounts (or money market accounts) offer higher interest rate and there is absolutely no risk. CIT Bank currently leads the pack with the highest interest rate. If you don't mind locking your money up, you can get slightly more with a certificate of deposit though rates there are not that attractive. Invest in Stocks/bonds/REITs. A traditional choice for throwing off passive income, holding equities or fixed income in your investment accounts generates dividends/capital gains and or interest income, respectively. REITs, or Real Estate Investment Trusts, invest in real estate and must pass at least 90% of income to shareholders in order not to be taxed as a partnership. Depending on the larger economic environment, REITs can potentially have higher yields than stocks and/or bonds. My personal favorite stock broker is Ally Invest, formerly TradeKing, because they have inexpensive trade commissions at $4.95 a trade. Invest in Dividend Growth Stocks I wanted to specifically call out one particular strategy within equity investing that bears mentioning – dividend growth investing is when you focus on stocks that not only pay a dividend but have a history of strong dividend growth. When I was first building my portfolio of individual stocks, I focused on buying companies with a history of dividends, a history of strong growth, and financials that supported a continuation of both. I also used it as an opportunity to scratch that itch I had for picking individual stocks. Now, ten years later, many of these stocks are yielding in the double digits and the cashflow from those investments helps me manage the irregularity of income I experience as a business owner. Invest in a rental property (or two). Though it can take a while to build up enough cash to put a 20% down payment on an investment property (the typical lender minimum), they can snowball fairly quickly. The key here is to correctly project income and expenses in order to calculate cash flow (the free cash you can put in your pocket after all associated property expenses have been paid). However you have to be sure to include the cost of a property manager in your calculations unless you want to manage the property yourself. Even with a property manager, you may be required to make large repair decisions every now and then – so while this is not a 100% passive activity, you are not directly trading your time for money like traditional employment. Many buy and hold (ie rental property investors) take that excess cash flow and put it toward their next down payment. This is how they are able to slowly amass portfolios of dozens and sometimes hundreds of rental properties. Write an e-book. Writing an e-book is very popular among bloggers, as many have noted that “it’s just a bunch of blog posts put together!” You will not only have to make an investment of time and energy to create the e-book, but market it correctly. However, if marketed correctly (through blogging affiliates in your niche, for example), you could have residual sales that last a very long time. Generally, e-books can sell very well because they are priced low. If your customer can afford to have a functioning laptop, tablet, or smartphone on which to read the e-book, they can afford to buy a cheap e-book without much financial difficulty. Cha-ching – residual income! For example, if you run an online shop and are interested in building up your Pinterest presence to drive traffic to your shop, you have options as far as further education. However, online courses even typically cost upwards of $100, while e-books tend to be under $10. Create an online course. If you have specialized knowledge in a certain topic, you can put together an online course to teach others. For example, if you have experience in real estate investing, you can create an online course “Real Estate Investing 101”. The benefit of an online course is that once you create the course material, you can sell it to as many people as you want. Udemy and Teachable are two online platforms where you can create and start selling your online courses. Get paid to do things you're already doing. Surf the web? Answer polls and surveys? Watch funny videos? See what color best matches your personality? There are a lot of things you're doing on the web that you could, if you signed up for the right services, get paid to do. See what things you're doing already that you could be paid for. Promote products and earn affiliate income. If you have a blog, you can make money by becoming an affiliate and promoting products to your readership. Basically, when they click through to the website using your unique link, you will receive a commission on their purchase. This is how many bloggers have grown their income month to month. To learn more, Making Sense of Affiliate Marketing by Michelle Schroeder-Gardner of Making Sense of Cents is a highly recommended course. If you need to start a blog, here's my easy ten-minute guide to starting a blog. Take advantage of credit card sign-up bonuses. Most credit card companies offer sign-up bonuses to entice you to open a credit account with them. As long as you don’t spend money just to hit the minimum balance and always pay your balance on time, this can have a minimal impact on your credit score while earning you hundreds – or even thousands – of dollars a year. Some of the best travel credit cards offer 100,000 points to new accounts when you meet reasonable spending requirements. Also known as “travel hacking,” these rewards can be redeemed as cash (statement credit) or airline miles (for free airfare). For those who travel frequently, The FlyerTalk forums are a great resource. Take advantage of bank account promotions. If you don't want to mess with your credit score and chase credit card bonuses, you can apply the same ideas towards bank promotions and bonus offers without the credit hit. There are dozens of banks who will give you hundreds of dollars to open an account and most will do only a soft pull to confirm your identity if you apply online. This is not entirely “passive” in the traditional sense but it's zero risk and a great way to make a few extra dollars. The income will typically be reported on a Form 1099-INT so it'll be taxed like interest income, which is passive income. Advertise on your blog. If you run a blog and get decent traffic, you can incorporate ads to your site. These will usually be on the sidebar, and perhaps at the bottom of your posts. Different ads will have different characteristics, but you can get paid per click or per view on each ad. If you have a lot of traffic, this can add up to a decent chunk of change. If you need to start a blog, here's my easy ten-minute guide to starting a blog. Rent out extra space in your house. If you have a spare bedroom, you can find a roommate or list the space on AirBnB for travelers. Having a roommate is the more passive of the two, as being an AirBnB host will require more work in the form of turning over the room between stays. This is a super painless way to earn $500 to $1,000 a month without much effort – you may even be able to cover your mortgage payment with this extra income! (if it's your first time, use this link to get $40 in travel credit) Rent out items you already have. Given the growth in the sharing economy, your junk can start to pay for itself. For example, if you have some awesome vintage furniture inherited from your grandmother sitting in a storage unit, you can rent this out to photographers for their “styled shoots” which are becoming all the rage. If your furniture is more modern but you still can’t bear to get rid of it – perhaps a home stager will be interested. Become a peer to peer lender. Websites such as LendingClub streamline the lending process between peers/friends. Returns are advertised as 5-7%+ and hit your account as monthly payments. There is some risk of default, but the risk can be minimized with adequate diversification. Become a private lender. As a private lender, you can lend to anyone in your social circle. For example, many home rehabbers need access to a source of capital they can tap into very quickly in order to fund the initial purchase of their properties. You can partner with a rehabber who uses your capital for a short term in exchange for an interest rate that is mutually agreed upon. Design products to sell on CafePress or Redbubble. If you are creative and can tap into the latest trends to figure out what sorts of graphics would sell, you can post your design on CafePress Shop or Redbubble, where customers can buy all different kinds of merchandise printed with your design. They take care of back-end support while you earn a commission on the items sold. Flip domain names. Domain names cannot be replicated. If one is taken, the only recourse would be to approach the owner to discuss a sale. While there are other variations you could choose, sometimes owning a certain domain (especially if it is attached to your business) can be worth the premium. Often, people will scout out domain names that are still available, buy them, and then sit on them in order to sell them down the road. Depending on who may want the domain down the road, you could sell it for a large markup. You can search whether a domain is available using the site GoDaddy. Become a social media influencer. This can be a little easier said than done, but if you have a large social media following, you can definitely earn money promoting a product or advertising for a company. You can even combine this with different marketing campaigns if you are an influencer and have your own blog (advertisement + affiliate income). This is how many bloggers make money! Again, it is not 100% passive but once set up correctly and then scaled, can be surprisingly lucrative. Buy a laundromat/car wash. Laundromats and car washes are infamous for being cash flow machines, but before you buy one make sure you complete your due diligence. Verify the books and the income as well as expenses. Will you have to pay an attendant or any employees? Is the city planning on raising the cost of water anytime soon? If you are lucky and find a seller who just needs money and wants to unload quickly, you could scoop up an even better deal. Rent out ad space on your car. Some companies will pay up to a few hundred dollars a month for ad space on your car. Besides initially setting it up, after that you don’t have to do anything special to earn that income except driving your car around (which you probably do anyway). >> Related: 5 ways to make money with your car Invest in a local business. Investing in a local business can be a risky proposition but one with good returns if you're able to do it successfully. Becoming a silent partner is great because you don't need to do any work – it can be less great if the business doesn't do well. Sometimes you can become a silent partner in a business because they need cash and are unable to get financing from the bank – this was common during the last recession. A perfectly good business with cash flow issues is the ideal target for this type of investment. Start a Vending Machine Business. Vending machines are not completely passive but are similar to being a real estate investor with lower stakes. The key to making these successful is to get high value locations and negotiate good deals with the people who own those locations. You need to decide which machines you want to run, get the necessary licenses to operate them (you're selling items so you need to get sales licenses and whatnot from your state), buy the machines and a truck for the items in the machines, find a supplier of the products, and then finally you can secure locations. Finally, you need to service them periodically or hire someone to service them. There you have it: 20+ ways to generate passive income. Many traditional paths of employment overlook the fact that you can earn money using a little out-of-the-box thinking. The best part is that you can combine many of the above items to supercharge your passive income strategies. Invest in Royalty income. For those who enjoy the music business or want to diversify their income stream, purchasing music royalties offers the artist upfront capital in exchange for an ongoing payment every time the piece of intellectual property (aka the song) is used. For example, Royalty Exchange offers auctions where investors are able to bid on royalties. Sell pre-packaged stock photography. Many online business owners don’t have the time or desire to take their own photos for their websites. Instead, they turn to stock photos, which are generic, professional photos. These are usually purchased in packages or for a monthly subscription to a stock photo website. If you are a photographer looking to diversify your income stream, putting together styled stock photo packages can be lucrative. For example, a package of 15 wedding-themed stock photos for $10. You can then market this to any bloggers or businesses who are in the wedding business for their use (photos of different engagement rings styles are super popular). Through this method, it’s possible to make a continuous stream of income off of photos you’ve taken once (similar to a licensing deal). Build an app. Know how to program? You can create an app, put it on the App Store or Google Play store, and then earn money for each download it receives. You will have to put some work into researching the apps that sell as well as marketing the app, but after it is built, the income can be relatively passive. What is passive income? Before we get into the list of proven ways you can earn passive income, let's define it so we're all on the same page. There is a specific tax definition of passive income, known as “passive activity” to the Internal Revenue Service. Passive income is any income you make without actively working or are materially involved. The IRS defines it as any rental activity or any business in which the taxpayer does not “materially participate.” Nonpassive activities, or active activities, are businesses in which the taxpayer works on a regular, continuous, and substantial basis. If you are paid a salary, whether annual or hourly, that's active work. If you don't go to work, you don't get paid. That's pretty straightforward. What are sound boundary cases? Let's say you invest in a business owned and operated by a friend. It is passive income if you don't participate in the operation of that business in any material way. The IRS defines “material participation” as: Put in 500+ hours in the business in a year, If you've done “substantially all” of the work in abusiness in a year, You've put in up to 100 hours and that is at least as much as any other person involved. You would invest alongside others.\n\nThe three I really like are (all are free to sign up so you can join, poke around, see which one you like):\n\nRealtyShares is for accredited investors who have a few thousand dollars they want to invest into individual properties, whether it's homes, commercial real estate, or mixed use buildings. (we go in deeper on this RealtyShares review)\nFundrise is an eREIT with a $1,000 minimum investment and no accredited investor requirement. You invest in a fund and they pick the investments. (here's more on Fundrise)\nPeerStreet – They are like the LendingClub of private real estate loans, accredited investors and $1,000 minimum. (here is our Peerstreet review for more info)\nThe appeal of these passive income sources is that you can diversify across many small investments, rather than in a handful of large ones. When you invest directly in real estate, you have to commit a lot of capital to individual projects. When you invest in these crowdfunded investments, you can spread your money across many uncorrelated real estate ventures so individual investments don't cause significant issues.\n\nA High Yield Savings Account\nI wouldn't think of a high yield savings account as a source of passive income but your savings should be getting something (less like Seinfeld syndication residuals and more like a commercial jingle residuals!). It won't make you rich but it's nice if your baseline, risk-free rate of return on cash is 1% or more. The best high yield savings accounts (or money market accounts) offer higher interest rate and there is absolutely no risk. CIT Bank currently leads the pack with the highest interest rate.\n\nIf you don't mind locking your money up, you can get slightly more with a certificate of deposit though rates there are not that attractive.\n \nInvest in Stocks/bonds/REITs.\nA traditional choice for throwing off passive income, holding equities or fixed income in your investment accounts generates dividends/capital gains and or interest income, respectively.\n\nREITs, or Real Estate Investment Trusts, invest in real estate and must pass at least 90% of income to shareholders in order not to be taxed as a partnership. Depending on the larger economic environment, REITs can potentially have higher yields than stocks and/or bonds.\n\nMy personal favorite stock broker is Ally Invest, formerly TradeKing, because they have inexpensive trade commissions at $4.95 a trade.\n\nInvest in Dividend Growth Stocks\nI wanted to specifically call out one particular strategy within equity investing that bears mentioning – dividend growth investing is when you focus on stocks that not only pay a dividend but have a history of strong dividend growth. When I was first building my portfolio of individual stocks, I focused on buying companies with a history of dividends, a history of strong growth, and financials that supported a continuation of both.\n\nI also used it as an opportunity to scratch that itch I had for picking individual stocks. Now, ten years later, many of these stocks are yielding in the double digits and the cashflow from those investments helps me manage the irregularity of income I experience as a business owner.\n\nInvest in a rental property (or two).\nThough it can take a while to build up enough cash to put a 20% down payment on an investment property (the typical lender minimum), they can snowball fairly quickly. The key here is to correctly project income and expenses in order to calculate cash flow (the free cash you can put in your pocket after all associated property expenses have been paid). This is how they are able to slowly amass portfolios of dozens and sometimes hundreds of rental properties.\n\nWrite an e-book.\nWriting an e-book is very popular among bloggers, as many have noted that “it’s just a bunch of blog posts put together!” You will not only have to make an investment of time and energy to create the e-book, but market it correctly. However, if marketed correctly (through blogging affiliates in your niche, for example), you could have residual sales that last a very long time.\n\nGenerally, e-books can sell very well because they are priced low. If your customer can afford to have a functioning laptop, tablet, or smartphone on which to read the e-book, they can afford to buy a cheap e-book without much financial difficulty. Cha-ching – residual income!\n\nFor example, if you run an online shop and are interested in building up your Pinterest presence to drive traffic to your shop, you have options as far as further education. However, online courses even typically cost upwards of $100, while e-books tend to be under $10.\n\nCreate an online course.\nIf you have specialized knowledge in a certain topic, you can put together an online course to teach others. For example, if you have experience in real estate investing, you can create an online course “Real Estate Investing 101”. The benefit of an online course is that once you create the course material, you can sell it to as many people as you want.\n\nUdemy and Teachable are two online platforms where you can create and start selling your online courses.\n\nGet paid to do things you're already doing.\nSurf the web? Answer polls and surveys? Watch funny videos? See what color best matches your personality?\n\nThere are a lot of things you're doing on the web that you could, if you signed up for the right services, get paid to do.\n\nSee what things you're doing already that you could be paid for.\n\nPromote products and earn affiliate income.\nIf you have a blog, you can make money by becoming an affiliate and promoting products to your readership. Basically, when they click through to the website using your unique link, you will receive a commission on their purchase. These will usually be on the sidebar, and perhaps at the bottom of your posts. Different ads will have different characteristics, but you can get paid per click or per view on each ad. If you have a lot of traffic, this can add up to a decent chunk of change.\n\nIf you need to start a blog, here's my easy ten-minute guide to starting a blog.\n\nRent out extra space in your house.\nIf you have a spare bedroom, you can find a roommate or list the space on AirBnB for travelers. Having a roommate is the more passive of the two, as being an AirBnB host will require more work in the form of turning over the room between stays. This is a super painless way to earn $500 to $1,000 a month without much effort – you may even be able to cover your mortgage payment with this extra income!\n\n(if it's your first time, use this link to get $40 in travel credit)\n\nRent out items you already have.\nGiven the growth in the sharing economy, your junk can start to pay for itself. For example, if you have some awesome vintage furniture inherited from your grandmother sitting in a storage unit, you can rent this out to photographers for their “styled shoots” which are becoming all the rage. If your furniture is more modern but you still can’t bear to get rid of it – perhaps a home stager will be interested.\n\nBecome a peer to peer lender.\nWebsites such as LendingClub streamline the lending process between peers/friends.\n\nReturns are advertised as 5-7%+ and hit your account as monthly payments. There is some risk of default, but the risk can be minimized with adequate diversification.\n\nBecome a private lender.\nAs a private lender, you can lend to anyone in your social circle. For example, many home rehabbers need access to a source of capital they can tap into very quickly in order to fund the initial purchase of their properties. You can partner with a rehabber who uses your capital for a short term in exchange for an interest rate that is mutually agreed upon.\n\nDesign products to sell on CafePress or Redbubble.\nIf you are creative and can tap into the latest trends to figure out what sorts of graphics would sell, you can post your design on CafePress Shop or Redbubble, where customers can buy all different kinds of merchandise printed with your design. They take care of back-end support while you earn a commission on the items sold.\n\nFlip domain names.\nDomain names cannot be replicated. If one is taken, the only recourse would be to approach the owner to discuss a sale. While there are other variations you could choose, sometimes owning a certain domain (especially if it is attached to your business) can be worth the premium. Often, people will scout out domain names that are still available, buy them, and then sit on them in order to sell them down the road. Depending on who may want the domain down the road, you could sell it for a large markup.\n\nYou can search whether a domain is available using the site GoDaddy.\n\nBecome a social media influencer.\nThis can be a little easier said than done, but if you have a large social media following, you can definitely earn money promoting a product or advertising for a company. I've become more energize, got in shape better, cardio length of time is longer, sleep s better and recovering after a workout is also better for me too.
