| body | I have 3 daughters, each 5 years apart, and all were fortunate enough to go to college. Over the years, I’ve learned a lot about how to help kids transition into living independently and learning to take care of themselves. How to manage food in college is a big deal. It’s right up there with time management, developing good sleep habits, study habits and self control. All of those will be tested. As parents, we helped them understand what their bodies needed to make them feel and do their best. As young adults, they may or may not have grasped what it takes to take good care of themselves, and watching them make those mistakes can be painful. Here are some things I’ve learned.  **1. Choose the right meal plan** Most freshmen live on campus and have access to a cafeteria and [meal plan](https://meal5.com). Your tendency might be to sign them up for the 3 meals a day + snacks 7 days a week. After all, the LAST thing you want is for your child to be hungry. The reality is that these days, with so many different sources of food, it’s easy to get food from many places. Friday night’s evening meal may often be pizza or sub sandwiches, out or ordered in. Really talk through the meal plan options with your son or daughter. You can always add on, but they usually don’t let you subtract meals from your plan. If you don’t use them, you usually lose them. **2. Come up with a list of healthy snacks for their dorm fridge** It’ll happen that your student will forfeit the cafeteria and eat something out of their dorm fridge, especially if they have an early morning class. Encourage them to EAT SOMETHING before they head out or at least pack something for later. Good snacks for the dorm room include hard boiled eggs, deli meat and bread, peanut butter, protein bars, fruits, carrots, low sugar cereal, milk, yogurt and nuts, cottage cheese and popcorn. The inevitable snacking is another reason why that meal plan doesn’t have to be the absolute biggest. **3. Teach them how to make healthy snacks.** If you give them good fresh ingredients, they need to know what to do with them. Spend a little time coming up with simple things for them to make. Watch quick cooking videos for ideas. There are lots of easy video recipes that teach your student tricks on how to make snacks in their dorm room. Remember that protein stays with you longer and boosts brain power. Include protein in all your meals and snacks. **4. Talk to them about waiting too long to eat.** This is a classic freshman problem. They don’t get up for breakfast and by the time they are done with their morning classes, it’s early afternoon and they are ready to eat their hands off. They wolf down 3 or 4 large servings of pasta and then feel really bad for the rest of the day and may or may not eat a decent dinner. That is the formula for slowing your metabolism down to a screeching halt. They need to develop a habit of eating something before they start classes so they will make better eating choices the rest of the day. They also need to pack a snack for midmorning or midday to keep that metabolism burning efficiently and to boost their brain power.  **5. Talk to them about portion control.** College cafeteria food has more calories than homemade meals. Talk about healthy portions. This is where waiting too long to eat comes into play also. It’s easier to make healthy choices if you are not starving. Use a small plate and give your body 10 or 15 minutes to feel full before going back in line and filling up your plate again. **6. Discuss the energy drink dilemma.** Another classic college food problem is their decision to consume energy drinks to keep them going. This is usually related to poor sleeping habits or just not getting enough sleep, but it can end up being a disaster for some. The first time my daughter called me after she was all stoked up on an energy drink, I thought for sure she was on something. Exactly 5 hours later, she was in a heap sleeping it off and missing her class. Encourage them to fight the urge to stay up too late because, well, they can, or because everyone else is or because they procrastinated and are up against the wall on a deadline. Good food and good sleep keep you straight.  **7. Prepare for the meltdown.** When they call you, and they are having a meltdown do this: 90% of the time when the girls called me super-stressed out, I’d asked them when they ate and showered last. Seriously, most of the time, after they had something to eat and had a hot shower, they were much better. They test the limits of what their minds and bodies can live on, or can’t live without, and sometimes the combination they choose doesn’t work and they fall apart. The beauty of being young is that a shower and a sandwich can sometimes fix things. **8. Encourage them to get regular exercise.** Most colleges have so many great opportunities to keep active. It will help their bodies work better, and it will reduce stress and keep them focused. No need to be an athlete — just grab a buddy and do something 3 times a week. Run, walk, build a snowman, join an exercise group, hike — anything. Just do it. **9. Remind them that alcohol has lots of calories and so does the late-night pizza after that beer.** There is a chance that your student will be exposed to alcohol in college. Teach them what they need to know before they go to college so they aren’t going into it blind. One out of my 3 kids didn’t experiment with alcohol at all before going to college, but she did have a good understanding of the “science” of alcohol. That, and she watched her two older sisters make bad choices and decided she wanted no part of it. **10. Be mindful about what you eat.** Think about it for just a second. If you’ve had a good food day, then enjoy that small sweet thing. If it’s been a high-sugar day (watch out for those coffee drinks) then just say no.  **11. Mistakes will be made—be prepared.** They’re gonna screw up. It’s hard to watch your kid come home for the holidays and she or he is 10 pounds heavier, or even worse 10 pounds lighter. When they come home for their first winter break, they are usually exhausted, sort of smelly and sound like they have a plague. It takes them a while to figure it out, and at the end of day, sometimes they need to learn things the hard way.  **12. Expect some anxiety.** Since there are 10 years between my youngest and oldest, I’ve notice an increase in what is now an epidemic called “social anxiety”. Not all communication can be solved with a text or a… snap…whatever… but they will avoid talking to anyone in person like the plague. Oh, and they’ll call you and ask you what to do. Like you know. My advice: let them know asking for help is not a sign of weakness, and it will get easier the more they do it. Anxiety is part of life unless it’s an unhealthy amount. Try to learn how to manage it. **13. Remind your student to keep things clean.** About mid-first-semester, a lot of kids come down with a cold or the flu. It’s always tough to get the phone call from them telling you they are not well. One thing that they can do to avoid this is to keep things clean. The “floordrobe” isn’t the problem. It’s the unclean dishes and bathroom where the bacteria is growing. Your student needs to disinfect every once in a while, as well as wash their sheets more than once a semester. I was told when I was young that sheets and pillowcases were like underwear for your bed. That stuck with me and motivated me to keep my bedding clean. Dropping your child off for college is both happy and sad. They are about to start a very exciting and important time in their life, but it can be hard to let go. Mistakes will be made but in a controlled environment. You’ve given them the tools and now it’s time for them to use them. The school year will go fast, and before you know it, they’ll be home for the summer. How can you even remember it all after seeing multiple homes? How is it possible to compare and rate them fairly? There must be a less stressful way—and there is. In this article, we’ll discuss how to organize like a pro and weigh in on the good, the bad and the ugly for every house you are viewing. With strategy and organization, you’ll be able to actually enjoy the process. After all, you want to find the best home for your situation. Let’s develop a plan you can live with!  **1. You must first understand your priorities.** When [buying a single-family home](https://homeia.com/buy-houses/9-steps-to-buying-a-single-family-home/), if you haven’t done so already, make a list of your “must-haves.” This is your list of features that are non-negotiable. You will not buy a house without them. They could be items such as a two-car attached garage, three bathrooms, a child-friendly yard, a home office, etc. It doesn’t matter what’s on this list. What matters is that, to you, a house must absolutely have these items or you would not want to live there. **2. Make a list of your secondary “nice-to-have” items.** This list will help you understand what features you’d like if they are available, but you could get along without them if other factors weigh in more heavily. If there are two of you purchasing this home, have some serious conversation about your lists because you need to agree on what you each need to create a happy home. If you have children and/or pets, think about what will be important as you are caring for them: a safe environment, room to play, etc. **3. Organize with basic supplies and a plan.** To organize efficiently, buy: a 1-inch or 1.5-inch three-ring binder with pockets on the inside covers. Choose a happy color—you’ll be taking this with you to all showings. numbered tab dividers (1–34 and hope you’ll find the right house long before #34). a 3-hole punch, if you don’t have one. 5 x 11 paper (which you probably already have). You will organize this binder so everything is in one place, and you’ll have all the information needed to remember each house and make meaningful comparisons. **4. Prepare your binder and Summary Sheets.** Fill in your “must-have” list on the Summary Sheet template and make copies. Use the 3-hole punch to punch the holes and place a Summary Sheet in the binder for each tab. Each house will receive a number. The first showing is House #1; second house on your showing list becomes House #2, etc. You will take your binder with you to each showing, making notes as you go. If other information is given to you, write the appropriate House # at the top of that page when you get it, so you will know at a glance where the info belongs in the binder. You can punch it and put it in the binder with your notes for that showing when you get home. Everything will be together and organized, and nothing gets lost or misplaced. **5. Use your Summary Sheets to make relevant notes.** While viewing homes with your realtor, be sure to write the House # on each piece of paper that relates to that house. Check off Yes or No for items on your must-have list. If your must-have needs are not met, don’t waste any more time at that house. Move on to the next house. Be observant and make notes in all areas on your Summary Sheet. Discuss all questions with your realtor. Be sure to check everything, everywhere. As a single-family home buyer, you are entitled to check out all details. Look in cupboards and closets. Check lights, fans and blinds. Make sure windows are operational and doors lock. Check water pressure, faucets, showers, tubs and toilets. Check all appliances and make notes of the condition. Check the garage, door opener and lighting. Measure the garage to make sure your vehicles will fit. This sounds odd, but I’ve known more than one person who bought a house only to find out their car didn’t fit in the garage. Check the yard, landscaping, trees, retaining walls or other buildings. Make notes about the neighborhood and what it might be like to live there. **6. Rank each home.** Do this after you’ve looked the house over and before you leave. If you have doubts or questions, you’ll still have time to go back and check something that is in question. When you get home, you can look over your sheets for that day and compare them further. You might change a few of the ratings if it makes sense. When you are ranking each home, you have already determined that the property must have all features on your must-have list in Category #1. If not, say no and move on. Since this is non-negotiable, it needs no ranking because it must be there. For the other categories, make notes so you’ll remember, and rank them with a rating of: 1 for Not Good (doesn’t make you smile and doesn’t work with your lifestyle and goals) 2 for Average (you can live with it and perhaps make it better) 3 for Good (you are happy with it and can possibly even improve it further). Under Category #2: Important Considerations, you’ll make notes of the Pros and Cons you see and then rank this category as a whole. Category #3 notes factors you don’t want to forget, and Category #4 will remind you of work that needs to be done. Category #5 lists questions that your realtor might know or can find out, or you might find out by driving by on another day at a different time of day. Your Category #6 will let you know if the house fits into your financial plan. Ask about future assessments, tax hikes, etc. that might influence your decision. Make one copy of the Tally Sheet and put it in the front of your binder. This is now Page 1 and will be a quick visual of your progress and how well the properties are fitting into your preferences. When you’ve been through a few houses, you’ll use your Tally Sheet to see how the properties are stacking up. **7. Evaluate your results.** After viewing several homes, continue to check your Tally Sheet and Summary Sheets. You’ll eventually see a few homes rise to the top in ratings. Compare all homes that have a maximum score of 15. If none are at that level, move to the next highest number and compare. Continue until you have your Top 3. For those properties that make the grade, schedule a second showing. While there, check the interior, exterior and grounds. Make additional notes and adjust your ratings if necessary. Ask yourself if you can imagine living there? Would it support your desired lifestyle? Talk with your realtor about the value comparisons and financial impact of each property. Do a reality check on the financing and impact on your budget. Talk about the improvements that might be needed and calculate the costs. Are they cosmetic, mechanical or structural. Is it worth the time, money, inconvenience and effort? With pre-determined priorities and an organized plan, this step of the home buying experience will likely be more fun than you expected. Using this system, you’ll find that the right real estate investment will soon become evident. And yes, it is an investment, as well as a home. Take your time to choose wisely. Stick to your budget, financial goals and must-have features. Look at everything with a realistic perspective. With this plan, you’ll ask questions and benefit from your realtor’s experience and knowledge. You’ll make useful notes and rank the properties to find the home that best fits your criteria. Rank each home.**\nDo this after you’ve looked the house over and before you leave. If you have doubts or questions, you’ll still have time to go back and check something that is in question. When you get home, you can look over your sheets for that day and compare them further. You might change a few of the ratings if it makes sense.\n\nWhen you are ranking each home, you have already determined that the property must have all features on your must-have list in Category #1. If not, say no and move on. Since this is non-negotiable, it needs no ranking because it must be there.\n\nFor the other categories, make notes so you’ll remember, and rank them with a rating of:\n\n1 for Not Good (doesn’t make you smile and doesn’t work with your lifestyle and goals)\n2 for Average (you can live with it and perhaps make it better)\n3 for Good (you are happy with it and can possibly even improve it further).\nUnder Category #2: Important Considerations, you’ll make notes of the Pros and Cons you see and then rank this category as a whole.\n\nCategory #3 notes factors you don’t want to forget, and\n\nCategory #4 will remind you of work that needs to be done.\n\nCategory #5 lists questions that your realtor might know or can find out, or you might find out by driving by on another day at a different time of day.\n\nYour Category #6 will let you know if the house fits into your financial plan. Ask about future assessments, tax hikes, etc. that might influence your decision.\n\nMake one copy of the Tally Sheet and put it in the front of your binder. This is now Page 1 and will be a quick visual of your progress and how well the properties are fitting into your preferences. When you’ve been through a few houses, you’ll use your Tally Sheet to see how the properties are stacking up.\n\n**7. Evaluate your results.**\n\nAfter viewing several homes, continue to check your Tally Sheet and Summary Sheets. You’ll eventually see a few homes rise to the top in ratings. Compare all homes that have a maximum score of 15. If none are at that level, move to the next highest number and compare. Continue until you have your Top 3. For those properties that make the grade, schedule a second showing.\n\nWhile there, check the interior, exterior and grounds. Make additional notes and adjust your ratings if necessary. Ask yourself if you can imagine living there? Would it support your desired lifestyle?\n\nTalk with your realtor about the value comparisons and financial impact of each property. Do a reality check on the financing and impact on your budget. Talk about the improvements that might be needed and calculate the costs. Are they cosmetic, mechanical or structural. Is it worth the time, money, inconvenience and effort?\n\nWith pre-determined priorities and an organized plan, this step of the home buying experience will likely be more fun than you expected. Using this system, you’ll find that the right real estate investment will soon become evident. And yes, it is an investment, as well as a home. Take your time to choose wisely. Stick to your budget, financial goals and must-have features. Look at everything with a realistic perspective.\n\nWith this plan, you’ll ask questions and benefit from your realtor’s experience and knowledge. | body | Being a single parent is especially hard during the holidays. The commercials are all filled with picture-perfect families living in beautiful places, happy and hopeful. These serve as a frequent reminder that your life pretty much sucks. They feature little jabs that remind you of how less than perfect the season has become. Depending on where you are in the process, the holidays slowly get better with time. The first year is an absolute ball-buster, and you’ll need to take things one day at a time. You will most likely experience one of the holidays without your children around because it’s not “your turn” to take the kids. The holiday parties you both used to go to will be unattended, and most likely, everyone there will be talking about how sad your life is. Which is true. It’s awful. It feels cruel, and there’s just no way around it.  **How do you survive it? Here’s the plan:** **1) Have yourself a merry little pity party, but not for too long.** Being a single parent during the holidays is sad. Own it. Feel it. Don’t avoid the loneliness. Go through it. Sit with it. There are days you’ll feel paralyzed by the sorrow. It needs to be acknowledged, really felt, and then you need to grant yourself a little relief. Your children want to have “happy holidays” despite the situation. Feed on their joy and let it pick you up a bit. Maybe the Christmas party scene is too much, but try to do something that requires you to get out of your sweats. If you have a good friend, he or she will not let you sit under a rock for too long. Take them up on that cup of coffee or happy hour, even if you feel like a wet rag. Some fresh air and social distraction will make you feel better, even if it’s temporary. Take it one day at a time. **2) Make a schedule of who’s going where and when, so you can fill in the blanks. ** If you have the kids on Thanksgiving and not Christmas, plan for it. On lonely days, the pity party will continue to invite you over, but try not to spend all your time there. This is where “friends and family” need to step up. Go to a movie, or enjoy the fact that you are home alone without anybody requiring anything of you. Binge-watch something. Go watch a comedy and force yourself to laugh (it’s just the reverse of crying). See a concert or a play. Go look at something that twinkles. Planning ahead will give you something to look forward to and enjoy. **3) Do something nice for yourself.** When you’re feeling frazzled, do something that will make you feel better. Go for a walk, take a long hot shower and make yourself a nice meal. As a single parent cooking for yourself or for you and the kids, there are lots of easy cooking videos that can quickly teach you how to make something simple, delicious and healthy. You don’t have to think too hard or spend all day in the kitchen. Give your body the fuel it needs to help you solve the day’s challenges. Try this example: **4) Embrace the new year.** Thank goodness this one’s over, right? Try to think positively about the possibilities for the new year. Things are going to get better. You’ve made it through the holidays and now have the opportunity to make positive changes in your life. Learn a new skill or fine tune an existing one. Connect with friends when you are ready, and know that spring is right around the corner. The days will be getting longer and brighter, slowly but surely, and eventually that sun will come out. Giving your body the fuel it needs will help manage the stress and give you the best frame of mind to get through the rough times.
