      "body": "<html>\n<p> <strong> Going to new places and discovering them for the first time is very interesting. But what makes it memorable the most? It might be sightseeings, nature. But, just think about it a little bit deeper... </strong> <br>\n<br>\nMy name is Marisha. Technically I'm Russian, but was born and raised in Georgia, Tbilisi. I'm helping Jonas with the hostel project. While visiting a new destinations, the main thing I personally pay attention to, is people. And one of the most amazing thing I find about the place Tago is local people.<br>\n<br>\nWhen you arrive in Khulo, the first thing you might notice is people staring at you. &nbsp;Wait, wait. Don't make early conclusions. They just aren't used to the tourists. And usually, we as humans are scared of things we are not familiar with. Look at it in that way. You might find yourself feeling weird, but trust me, this will pass soon. The next step that is waiting for you is finding out locals' warm-heartedness. Don't be surprised if someone offers you some fresh organic fruits and vegetables right away from their garden, or invites you on a dinner to enjoy Georgian cuisine and local wine, or even offers you a place to stay for free! That's how Georgians are. They are proud to show their culture and hospitality!<br>\n<br>\nI remember my first day in Khulo. I was in my friend's house, waiting for a dinner. Despite of tininess of the flat, the place was full of guests, probably neighbours. That evening, kids were looking at me and whispering something to each other, while not being able to hide their smile. I remember them saying: <i>\"How beautiful she is\"</i>. I answered back with the same compliment. It was unbelievably cute to see these little girls' shininess! Then one of the them asked me if i was a tourist. I said I wasn't. What I got as an answer was: <i>\"But you have a tourist's hair!\"</i>.  That was funny. I have a light brown hair, so it looked a little bit not like Georgian to her, which is true. That's how I met Khatia.<br>\n<br>\nhttps://cdn.steemitimages.com/DQmex1SYP6yBy31Qj5sC7kwZNPQR77WHCkNzZVmoudi4YoH/20180927_115414.jpg <br><i>*On the top of the hill, Tago</i><br>\n<br>\nKhatia is a beautiful 10 year old girl from the Tago village with a birthmark on the tip of her nose. She loves new people any age, especially foreigners. That's why Khatia is trying to learn English. She really wants to be able to communicate with everyone! Khatia is super funny, friendly and full of energy. But what makes her different from most of the kids her age is responsibilities. As you might know, village life is hard. And she helps a lot in the house. And every day, she takes a cable car down to the center of Khulo to go to school! Throughout the month that I've spent in Khulo and Tago, I've seen her in different situations and was just amazed by how smart and warm she was. Did I mention that she is a dancer? She can even teach you some Georgian dance movements! Khatia already has this experience of teaching other, way older people, than her.<br>\n<br>\nI was staying in a cozy \"Hostel 13\" in Khulo and Khatia was trying to visit me as often as possible. We've spent days doing her homework together, attending some events in Khulo like animation screening in the theater, taking walks holding each other's hands, and hugging. We've had tons of never ending hugs! Another sweet thing she has done to me was offering me a lot of red peppers (actually, she was secretly stealing them from her garden) almost every day as she knew I really liked making rice with them!<br>\n<br>\nI was honored to be able to meet this kind soul who in the end told me that I was like a sister to her. How lucky i was to hear these pure and naive words from this little girl who I'm sure will have a bright future. She wants me to be a part of this future by the way, as she told me that she wants to see our friendship growing. I've again realized how much we can learn from kids. Khatia made every single day spent in her home-place so precious and she was definitely one of the reasons I've completely fallen in love with Tago and Khulo! Before I left Khulo, she took my hand and gave me a final little round red pepper. This one I kept as a gift.<br>\n<br>\nMe and Khatia are looking forward to seeing each other in winter! I advise you to definitely think about visiting the place and meeting this super cool kid that will make you feel so loved and probably will wake your inner child up.       "body": "# Business plan\n\nWhen the place is found where you totally lost your heart, it's time for the hard work: writing the business plan. You could just jump into the marketed without a business plan but if you know that 90% of all start-ups fail it's better to start prepared. According to various studies not having a business plan or a weak one is one of the key reasons that businesses fail. Therefore I want to explain to you the importance of a business plan. I could probably write a thesis about why an business plan is a must for any business. But i'll just give some of the key reasons for having a business plan. \n\n1) Viability of the idea \n2) Seeing opportunities  and threats\n3) Planning and organisation \n4) Secure funding \n5) Accountability \n\n\n**Viability of the idea** \nWe all love to think, dream and play perfect scenes in our head. This is something I really encourage but before making serious investments in your idea you should first check if it's viable. The first part of the business plan is the marketing analysis, a tool that will help you see if there is place for your idea. \n\n**Seeing opportunities and threats** \nImagine that you have a business, it's working really good and you have money enough to expand. But before starting your business you haven't thought about what to do next. So you find yourself in the situation that or there are little or none possibilities to expand or the cost is really high because you haven't thought about it from the start. While it is better to start small you should think big for the future. At the same time you have to know where it could become difficult. A tool that I used to do this is the SWOT* analysis. \n\n*strengths weaknesses opportunities treats   \n\n**Planning and organisation** \nRunning a business needs without doubt a good planning and organisation. It's like running your own little world. Writing down a detailed planning  will make you notice when you are behind and give you enough things to do when you are ahead of schedule.  Organisation especially in a hostel is so important! I've slept in hostels that have really good organization written down and in hostels that have no organisation written down. Trust me the ones that have it not written down lose a lot of money and have more unsatisfied customers. \n\n**Secure funding** \nOne of the biggest uses of a business plan is the fact that it can drag possible investors over the line. Investors want to see that you are serious, that you have a plan. When a possible investor notices that you haven't thought about some aspects he might back out. Being able to show him your business plan can give him insights in your business and in you, answering a lot of questions.  On top of that most investors won't even think about granting a loan without seeing a business plan first. \n\n\n**Accountability** \nWe need to be held accountable. In the business plan you should write your goals. When you are progressing towards your goals but start to procrastinate you can look at the writings of the past you. These writing  are the things that you wrote down, they don't lie. And they will help you to keep motivated to reach your goals in time! Whenever you don't do this it's easy to move on but when it's there in front of you on a paper/computer it's much harder to ignore. \n\nHopefully you now are convinced that a business plan is essential to growing a successful business. One last thing you should know is that a business plan is never finished. It grows together with the business. In the following posts I will continue to explain the different parts of the business plan and how I handled them.       "body": "**Finding a local coach**\n\nBeing able to start a hostel in your dream spot would be awesome! But I am going to tell you right from the start that without a local who is coaching/helping you with the project it will be difficult. You can say that you know the place and have been there many times but you weren’t born there. Also the connections you’ve created are mainly the people you’ve met during you being there as a tourist. Meaning that you probably lack more  professional connections  that you will need to open a successful hostel. With these connections I am talking about people that can help you with the legal part of the hostel and other people who have successful businesses in the area. Next to the fact that you will need someone to get good connections you will also need someone who speaks the local language (if you don’t speak it). You can imagine that it’s not convenient to always have to find someone to translate for you. \n\nAs I am starting the hostel in Georgia a country where I don’t know the language and I am not born in I need both. The first time when I came to Georgia I’ve met the owner of the only other hostel in the area as I was staying there. Her name is Tamta and she has been my biggest support so far. Tamta studied tourism, after her studies she started working on a hydro power station in the area. Now at the moment she plays an important role in the ENPARD project. A project  by the European union to help the rural area’s develop. ENPARD has a total budget of 1 million euro to help business get on their feet. Tamta at the moment is only 24 years old and has already achieved a lot. Aside from that we also think alike and are on the same level. Her dad is the head of the police which also comes in handy as he can check everyone that I would work together with. Her dad has also already shown a lot of support for the project. To have him behind the project helps a lot as everyone in the area knows him. You might wonder why would she help a hostel while having her own hostel? Well Tamta is a local that really want to help Khulo develop and this project definitely will. At the moment there isn’t a lot of concurrence and as I will promote Khulo a lot it will also result in more clients for her. The hostel isn’t her main occupancy but just a side project of her. So we see each other more as partners than as concurrence. Yep I got lucky!\n\nSo now you know who my local coach is I’ll also tell you guys about the other person in my team. It’s a grill that has invited me to her home the first time I was here in Georgia, to read the full story check out my first blog post. She has been helping me since the start to register the ground on my name. Her name is Khatuna and while her English isn’t that good it is sufficient to do most of the translating. Khatuna is helping me mostly with translation and with research on Georgian websites as I cannot read the Georgian alphabet, yet.       "body": "**Finding the right spot**\n\nThis without doubt is one of the most important if not the most important step. There are a lot of factors that you have to take into account when picking your spot.  \n\n***1) Transport:*** you want your hostel to be easy reachable especially when situated in a major city. In my case the hostel won't be build in a major city but in a small village.  I personally choose a place that is  a little bit hard to reach as it will add up to the experience. Travelers  can take a mini-bus from any of the main cities (Kutaisi, Tbilisi, Batumi).  These drive frequently and are cheap. The mini buses will stop at Khulo the main village from the region. Here next to the bus station you will find a 2 km long  cable car that was build during soviet union. This cable car is the main touristic attraction and will bring you to the village of Tago. From this point you will be able to see the hostel up on the hill. Are there more opportunities? What are the other things this place doesn't have? How will tourism develop here? These are some of the questions you should ask yourself. When you have a good running hostel you might want to expand in the future with other services or activities. In Khulo/tago you will find that tourism is growing on a rapid phase. The infrastructure is running behind and therefore the place has a lot of potential. Next to the hostel there is the possibility to offer extra services and activities like: mountain biking, outdoor climbing, zip line, paintball, horse back riding, ... \n\n***3) Tourism:*** I think this one speaks for it self. There has to be tourism in the area and if there isn't a lot of tourism at the moment there has to be a possibility to increase the tourism. At the moment there is not a lot of tourism in Khulo but there is some and it's growing. Last year the tourism grew with more than 100% which mean that it has doubled. To keep this growth rate and increase it I will do a lot of marketing.  \n\n***4) Attractions and activities:*** from the hostel it should be easy to reach the main attractions or the main activities of the region. In khulo the main attraction will be the cable car and the main activities will be mountain biking and hiking which both can be done from the hostel. \n\n***5) Locals:*** think about what impact the hostel will have on the local population. When not taking this in consideration you could find yourself in the situation that locals do not support the project and try to block it. Some reasons for doing this are:  stealing business from them, disturbing the peace, giving them the feeling you are invading the place as a foreigner, .... So you should check if the locals are open for a project like this and you should think about how this project can have a positive effect on the local economic.  In Khulo I've already received a lot of support from the local community.  Most people though that I've talked with are the more educated population of the area. So I am planning before the project starts to be build to do a meeting with all the local villagers  to get them engaged with the project. This way they will be prepared and can also give their opinion about the project. \n\n***6) Passion:*** when starting a hostel your first motivation should be passion. Please don't start a hostel somewhere purely because you think there is money in it. Starting/building a good hostel is a challenge and there will be moments where you will have to face difficulties. When you are not passionate with the place and the idea you will not have the motivation to overcome these difficulties. So be sure you are in love with the place and the idea!\n\nNext to these items you should also inform yourself about the regulations in the area. \n\n**My story**\n\nTo explain to you where my passion for this project comes from I'll explain you how I found my magic spot. 6 months ago may 2017 I decided to travel through Georgia for one month. After having  traveled for 2 weeks and falling more in love with the country every day I arrived in Batumi. A big city that is becoming the Las Vegas from the black see. The contrast with the rest of the country is just surreal. Not my kind of place to be. I drunk chacha (local wodka) and wine with more that 6 different people, got invited 2 times to sleep and eat with a family and  they brought me to the most beautiful places. Now at this point I was already totally in love with the place and most of all with the people. \n\nSo just out of curiosity I started asking how much a piece of ground would cost me. They told me some very reasonable prices and it turned out that the place the I wanted to buy was from the family that I was staying with! After this I started to do more research and found out the place is full with potential. While doing this research I stayed at another hostel. I was afraid to tell the owner about the idea that I've got. But after meeting her in person I decided to tell her. She has since then been my biggest support!
