| title | part II - Let’s build our eco friendly home in Spain! |
| body | “The essentials for living are floor and roof. Everything else is proportion and nature. Whether the house pleases or not is inconsequential.” – Ludwig Mies van der Rohe After looking at loads and loads of architectural designs of beautiful houses we keep coming back to these 2 houses. The simplicity of the Farnsworth House by Mies van der Rohe as well as the Brillhart House by Jacob & Melissa Brillhart. Combining these designs with our ideas of using containers is a pretty good match in my eyes. The simple modernist lines can be copied with 4 shipping containers and the natural wooden shutters/privacy screens can be added to the containers. For example setting four 40ft containers on some short 80cm pillars, will give us about 120 m2 (+/- 12 meters x +/- 10 meters). The idea of a little bit of height will help us in ‘wrapping’ our containers completely. This, in order to put enough insulation to keep the cold and more likely, to keep the heat out. Could we really copy these grand architectural designs with re-used materials? On the inside our design is simple as well. About 50% is an open area for the day activities, kitchen, dining/work table and a comfy sofa to read & watch tv. The other 50% is saved for our bedrooms & bathrooms, including enough cupboard space for clothes, shoes, etc. Next to the inside space we want quite a bit of outside space with a swimming pool and entertainment areas. Oh and of course some fruit trees and some raised beds for our ecological produce. Big dreams and a small budget. However, we do have a healthy drive and a strong believe we can make this happen. Just imagine, being able to build our container home ourselves. It would just be a dream come true, wouldn’t it? When I saw the “Grand Designs” episode where Patrick Bradley [click] created his home with reused shipping containers, I just wanted to do it as well. And let’s not forget the added benefit …….. we can keep the costs down! COSTS I watched loads of videos on YouTube and I found a lot of people building their own container home. For example, this American family that build their container home with the following actual costs; 2.700 USD…..1 High Cube 40ft. container 1.900 USD…..floor, framing, window, door 1.250 USD…..electrics 2.350 USD……plumbing, bathroom 2.900 USD……insulation (spray foam, rock wool) 1.350 USD……drywall, paint 2.300 USD……cabinets, flooring 800 USD………doors 15.550 USD…TOTAL Great! So if we do it all ourselves, like they did, we should be able to do this easily for about 15.000 EURO right? And if we quadruple it well we will have spent 60.000 EURO but we will have 120 m2 of living space. mmmhhhh…… now we just need to find the right suppliers here in Spain. FINDING SUPPLIERS I found a few architects in Seville & Cordoba and had very interesting conversations with them. Experts in building homes with containers. Costs are increasing though. Not only for the actual repurposing of the containers but there are a lot of hidden items. I’m also convinced that to repurpose a steel shell formerly used for shipping goods around the world, needs lots of technical know-how to make it a safe and healthy environment. TECHNICAL KNOW-HOW I’m learning a lot about the Passive House certificate and found another architect. She has not worked with containers yet but is ready and willing to use her Passive House skills to design our healthy home. I’m learning a lot and even going to architect seminars to try and understand a bit more about all these rules, requirements, costs, etc. Basically trying to see if we can build it ourselves or do we need to have professionals doing it all for us. Perhaps we need to combine my skillset with certain professionals to improve the process and getting more out of it for less costs. PROFESSIONALS Sometimes I find it difficult to understand that when asking for quotes or information from companies and experts, euhm … they just don’t reply or not with all the info requested. To me, if someone is not interested from day one in our project, it triggers alarm bells. I believe I will waste time when we’re doing the actual project in chasing them to deliver as required. So finding the right professionals is not always easy. Even just arriving late for a meeting to me is …. well not the best way to start things is it? Maybe it’s a cultural issue. The way I’m used to do business is just different. So perhaps I need to adjust my requirements a little bit as I am living here in the Southern part of Europe. |

| body | “The essentials for living are floor and roof. So perhaps I need to adjust my requirements a little bit as I am living here in the Southern part of Europe. |

| title | part I - Let’s build our eco friendly home in Spain! |
| body | MAY 2018 I’m not sure how we started this journey. Perhaps it was when we were visiting one of our friends and really liked the surroundings. Or was it while watching Kevin McCloud’s “Grand Designs” on the telly? Maybe we just outgrew our apartment? Also the urge to cash in on the surplus value of our current apartment could have been the catalyst. Probably just like anything in life, it is just a combination of all these things and a few more. Nevertheless … can we build our own eco house? QUESTIONS? So how do we build it? Can we afford it? How does it work here in Spain? Where do we start? ANSWERS! Internet is the answer to everything. Mr. Google knows it all, doesn’t he? Let’s investigate! IN THE BEGINNING …. We live in southern Spain, Andalusia. Close to Seville where the sun shines in the summer and the winters are mild compared to where I grew up. We are a family of three. My wife and daughter are Spanish and I was born in Amsterdam. While my dad was Dutch, my mum is from Cordoba, Spain. So I was brought up mixing the two cultures and languages. We live in a nice duplex apartment in the middle of a small town, just outside Seville. And now, well now we are trying to find out if we can afford to build our house in a place we want to live. Ideally we would have an ecological house and build loads of it ourselves. With solar panels, a “grey water” system to re-use water, a green roof, triple glazing, maximum insulation in the walls, heat pumps that extract energy from the cooling or heating the house, a salt water swimming pool, …. Our list of what we would love to have just grows and grows …. but … our budget doesn’t! CAN WE AFFORD IT? Before we continue dreaming of all the things we would love to have ... 🤠 what does it all cost? Is it really as simple as, just finding a piece of land where we want to live, get some used transport containers, some creative doodling, hours of building what we designed … et voila ….. a house within our budget? Let’s run some quick numbers. If we could buy a plot of land for about €40.000 and get a mortgage for about €60.000 we should be able to sell our current apartment and have the same mortgage as we have now and still have money to spare for a swimming pool! A PLOT OF LAND Where do we want to live? Well there is a nice urbanisation where friends of ours live with lots of empty plots so ….. we’ll start there. It’s about 20 minutes from Seville, Spain. The only issue is that not all plots have signs with telephone numbers to call and no-one knows who the owners are. Therefore we asked at the gate of the urbanisation. The kind security guard pointed us to the office and the people at the office pointed us to someone who lives inside the urbanisation. She showed us around from the cheaper plots (€40.000) to the more expensive plots (€100.000+). And yes, of course the cheaper plots aren’t that well orientated or laid out as the more expensive ones. But could we make it work for our needs ? I.W.O.F.I. She also mentioned something about having to pay sometimes 21% “IVA” (VAT) and sometimes 8% some other tax. That’s quite a difference so let’s put that on the list “items worthy of further investigation”. Trust me, you really need to keep track of all the questions that arise during everything you investigate or else you simply will forget important issues. LOOKING FOR MORE LAND There are various websites with houses and land in Spain we used to search a plot of land; idealista.com / fotocasa.es / milanuncios.com. We didn’t only look at this location, we also did search for other alternatives with more or less the same distance to work (Seville) and secondary school. A HOUSE While looking for a cheap way to build our home we saw loads of tv series and searched the internet. We settled on reusing shipping containers which we could probably buy and repurpose for about €15.000 per 40 ft. container. Each container is about 12 meters long and 2.44 wide. So 4 containers would be enough. Two containers opened up would give us for daytime activities (kitchen, living, dining) and two for bathrooms and bedrooms. All this for about €60.000. I guess it’s time to look for an architect that can do all the paper work and licences and all those other shenanigans. ARCHITECTS According to my early theory, we needed to find someone that can take care of all the paperwork and let us know what else we need to budget for. What are the other costs, the hidden ones that we don’t know yet. Because it can’t be right that we can build a house on a plot of land for the same amount as our current apartment. The architect can also check our designs and adjust where needed. We can then build it – et voila – a house is born. I started visiting or perhaps even “interviewing” architects. I would meet them for a cup of coffee and ask them if my numbers were right and generally asking them loads of questions that were on my mind. The general consensus was that my numbers were a wee bit lower than they thought were achievable. They would supply me their costs but there were other costs that they didn’t have any control over. So… who can give me a complete list of costs? I’m sorry but I’m not starting this adventure if I don’t know what the total costs are. I need to know if we can afford building our house in Spain! |

| body | Good post man, always interesting to see how people got in to the cryptosphere. It's addicting, isn't it? I almost wouldn't care if it all went down to zero (heavy emphasis on the *almost*) because it's all been such a fascinating ride so far. I'm running a Top Ten crypto experiment for all of 2018 which forces me to be a bit patient and look at things more long-term, so that helps me not to panic on days like today. I do believe blockchain technology is transformative and if you're in it for the long haul you'll do just fine - there will be winners that emerge from all this chaos. I'm not a day trader so the trick, I believe, is just to be patient. |

| body | My best friend dragged me into the cryptocurrency world end of November 2017. He convinced me to put some money into a “great” project called Bitconnect! Yes, yes, my first entry was via these Bitconners. And as in December everything was rising, I put some more money into BTC and it was beautiful to dream about quitting my day job with all this new found digital freedom. End of December and beginning of January I started with some alt coins and ….then the red numbers started to appear ...…. mmmhhhh. Time to start reading, listening and learning and digging a bit deeper than I had done before. I started to listen to loads of experts on YouTube - really knowledgEable and smart people that were making loads of money. Some were really …. euhm entertaining and some were actually smart and interesting to listen to. And perhaps a few …. are actually experts - in my eyes at least. I tried to understand the Technical Analysis that another breed of experts followed. I added coloured lines on tradingview.com and added numbers on candles and took my ruler out and made really nice drawings with colourful Fibonacci retracement patterns. And then the coin did something that it wasn’t supposed to …. mmmhhhh. Ah yes but that was logical because of …. oh can’t remember. Ah yes because someone had tweeted something bad about the coin. So trying to put this into perspective … my neighbour tells me that he heard that the other neighbour six blocks away just farted and …. yes yes we all f-in’ believe it. Grow up people! I’m really interested in the analysis by the way and I can see why people use it and can prove they are right, most of the time. And I can also see that someone's fart can upset the small market we are playing in. I mean …. perhaps we are in the kids pond and not the Olympic pool yet. As long as we realize that if we all believe something it will actually happen, someday. I also learned about ICO’s and next to the white papers I entered the great Telegram communities and read loads of messages on a variety of coins. This was an eyeopener for me, I can just imagine myself, in my own work experience, leading a project team of experts in their respective fields and every second of the day having to justify and explain every step we were taking to deliver the project goals to Tom, Dick & Harry. Only because they “own” 0,00000001% of the company. They invested a small sum compared to the total budget and they think they know better. Haha well I would have told them pretty clearly to F ….. euhm, to perhaps let us, the experts, do our job in fulfilling what we promised - in improving our tiny part in the world that we, with all of our heart and soul believe in. To make our dream a reality and yes if you put some money into us …. well there is a chance you might get it back 10x …. but please let's not waste time with silly stuff - let’s focus on the goal of the project. Everyone with a phone thinks that their opinion or remark should be made known to the entire world because it is the greatest thing since sliced bread. Just like my daughter who came from school today with something ‘amazing and important’ - turns out that … well the neighbour's daughter … well she looks and enjoys the same Netflix kids series as she does. They are both 12! So there will come a time when they are mature enough to realize that it’s not that important to pay attention to what all of the community members say about the dream project, rather that spending less time answering silly questions and spending more time solving project problems will tip the scale towards a better outcome. Today my best friend has taken all of his crypto coins and exchanged it back to euros. He’s had enough of the addiction (for now). It’s not about seeing the red numbers, downward trend and not making the amounts he was making in 2017. It’s about the obsession of having to check your portfolio every other minute to see if it’s going up or down and if you should buy or sell the latest coin. It’s about moving all your furniture in the living room every other day so that you can watch the telly better but you don’t have the time to watch the telly anymore. I went to pick up my new car today and when I came back I lost quite a chunk as “the beast" decided to drop a bit. So I made diner and we watched some crappy movie. By the time I went to bed ….. the numbers were a lot better than before. When in doubt - zoom out and …. don’t forget to keep living your life boys and girls - the couch and the telly are fine where they are. Although maybe that new coin …. mmmhhhh it might go up 10x you know ….. ;-) Today I put more money into crypto. I believe that I’ve taken most of the BS experts out of my “Virtual Consultant Team”. I believe there are some great projects out there that don’t always get the high prices for their coins for a variety of reasons. Actually for the same reasons that some of these projects in the “old world” wouldn’t work either. I’m still a "newbie" but I believe that I do understand a little bit more than a few months ago. I have found some real gems of people in this new world and have learned loads of new things. I would like to thank all of these wonderful entertainers for helping me believe in blockchain technology & digital currencies and in solving some real issues in the “old world”. So in answer to the question? To crypto of course! |
