| body | Would you take a substantial pay cut to leave a job making 100k+ per year, putting in 50-60 hours per week and not having much time to pursue life's desires and personal goals? Taking up an easier job, with the extra time to be able to work on huge value-adding projects that could bring in much greater financial rewards in the long run? Or would you try to cram in both and turn into a work a holic for a period of time? It's a question i can't just seem to come up with the best answer. What is balance anyway? What I learn from Grant Cardone’s books about balance, balance means being in the middle, which means being the 'average' of a certain mass, so pretty much being average, right? Average is not how i picture myself and I’m sure you would never call yourself average also. I like to live on the extreme; huge houses with dogs and pools and water slides, don't want to wake up to a job, to make the amount of money what i make in 1 week, during breakfast and my morning coffee and then make a decision to which place i should fly today to prospect and meet the local network of potential business partners. That's not 'average' so i'm thinking to not be average one must be unbalanced for a time. That logic brings the challenge to finding the answer to our previous question, drop a well paying job and take the plunge once again but with the new knowledge and experience on how to invent value adding services and products, or get fully unbalanced, potentially find some A class substances to push through some insane hours of work? If you do leave the high paying high work load jobs, how would you keep going not thinking it was a mistake and now it will be much longer before you get back to the same level and your bills haven’t dropped, just your income has, would that motivate you by putting you into the pressure cooker to generate the value to become rewarded or would it cause more stress and inaction? This is no simple decision is it? I left this post for a bit and after coming back to finish writing it some weeks after starting it, I feel like I came to see that discipline is more important to target before finding out whether to drop a job for a ‘business’. It’s far more important to build multiple sources of income, WHILE taking care of the initial and trusted income stream. You are far more capable of handling bigger responsibilities, doing more with your life and achieving your upmost goals and targets, look at your discipline and what you are spending your time on before you get caught up in dropping a trusted income source for a much wanted desireable business or idea you are pursung. It’s a weird space to be in, wanting more out of life and getting mixed feeling on thinking you need to drop something to pick something up. I say that’s not the case, that’s a sign of our brain retreating and wanting it the easy way. Coming back to our original question, I know feel, after reading a couple of great book from mentors and high achievers, it’s far more safer, easier and quicker to build a second and third income stream ONTOP of your stable original income source, often times making it somewhat relavent or as a complimentary service or product to the first income stream In time, you will find you won’t need to feel like abandoning a job to start a business, but your businesses will be thriving and feeding off each other. Target for second income stream is them to; 1) Identify the service or product (if you haven’t already) mine will be easy templates for a construction niche to use to produce quotes for clients) 2) Find out how it could be complimentary to your first income stream. (I am currently working in the construction industry and the product I will be selling will get live tested and direct feedback from our company, as well as partner companies, these could also be future customers) 3) Ask the most important questions, who has my money? Who has your money? Who’s going to pay you for what you have? How much time per week do you spend with people that have your money and will pay you for whatever you can offer them? This is the biggest one I will be working on myself, spending and finding more people who have my money and will pay me one day for the service and products I have. This means going to seminars, going to networking events, cold calling on companies and making new friends. 4) The most important one we cannot forget, actually proosing a sale to our new customers, asking them for some sort of commitment, even if you don’t have the product ready, get them to commit in writing to buy this product or service from you on a specific date. Let’s do it together, you might have come to this article as you also were faced with a similar decision. Let me know if you agree or disagree with what I have to say. What were your struggles when having a decision like this and what did you do? Is there anything you would do differently now? Hope this helped you out identifying something that pushed you along or gave you a clearer perspective, let me know your thoughts or questions below and would love to engage further in this topic in the comments below. Many thanks Deep thought. |

| body | Waking up on Janury 1st 2018 and walking into my office room to check the markets, when i could see outside through the window to the other side of the house, our beautiful San Pedro flowers opening up!! It’s been months.. What a sight to see, i must share it with you if you haven't seen! If the day wasn't going great already from Steemit pumping up to $5 as well as other crypto currencies doing very well. Our San Pedro flowers opened up! I've been dying to see what they would look like for months now. It all started back at our old house, i saw some fluff looking fluff-balls on the tip of the pedro, nearly brushed them all off thinking it was a spider buiilding a web of some sort but i must of got distracted and left it. A couple days passed by and i noticed the fluff balls getting a little bigger and bigger every time i would check them out so i went along to see what's going on. I always knew the San Pedro and the 3 other similar cactuses are mystical and very powerful plants, having deep roots in spiritual and cultural hackgrounds, as well as being able to convert the power from the sun into it’s physical shape, product an extractable life changing compound and produce such beautiful flowers, it’s trually incredible to witness and think deeply about what the plant is capable of doing. Below are photos taken every few days over a period of about 2 months finally to reveal the flower on January 1st 2018! Hope you enjoy these photos, please like and support This is the first fluff ball i noticed: Here it is a couple weeks later: These two photos are taken days before the flowers started to open, you can really appreciate the size of these flower buds in the larger photos: and now the flowering will also be uploading photos during the flowering stage as it happens. Enjoy this spectacle later in the evening: The following morning, WOW! Hope you enjoyed this, i sure did, it was the first time i ever saw San Pedro flowers and they smell amazing, similar to roses but more fresh, if that made sense. |

"body": "Waking up on Janury 1st 2018 and walking into my office room to check the markets, when i could see outside through the window to the other side of the house, our beautiful San Pedro flowers opening up!! It’s been months..\n\nWhat a sight to see, i must share it with you if you haven't seen! If the day wasn't going great already from Steemit pumping up to $5 as well as other crypto currencies doing very well. Our San Pedro flowers opened up!\n\n\n\n\nI've been dying to see what they would look like for months now. \n\nIt all started back at our old house, i saw some fluff looking fluff-balls on the tip of the pedro, nearly brushed them all off thinking it was a spider buiilding a web of some sort but i must of got distracted and left it. A couple days passed by and i noticed the fluff balls getting a little bigger and bigger every time i would check them out so i went along to see what's going on.\n\nI always knew the San Pedro and the 3 other similar cactuses are mystical and very powerful plants, having deep roots in spiritual and cultural hackgrounds, as well as being able to convert the power from the sun into it’s physical shape, product an extractable life changing compound and produce such beautiful flowers, it’s trually incredible to witness and think deeply about what the plant is capable of doing. \n\nBelow are photos taken every few days over a period of about 2 months finally to reveal the flower on January 1st 2018! Hope you enjoy these photos, please like and support\n\nThis is the first fluff ball i noticed:\n\n\nHere it is a couple weeks later: \n\n\n\n\nThese two photos are taken days before the flowers started to open, you can really appreciate the size of these flower buds in the larger photos:\n\n\n\nand now the flowering will also be uploading photos during the flowering stage as it happens. Enjoy this spectacle \n\nlater in the evening:\n\nThe following morning, WOW!\n\n\n\n\nHope you enjoyed this, i sure did, it was the first time i ever saw San Pedro flowers and they smell amazing, similar to roses but more fresh, if that made sense.",

| body | Would you take a substantial pay cut to leave a job making 100k+ per year, putting in 50-60 hours per week and not having much time to pursue life's desires and personal goals? Many thanks Deep thought. |

| body | Sick of quitting smoking all the time? I said it was the last one, until i have the last, last one. Probably sounds familiar if you ever tried to quit smoking. I found that starting smoking put me onto the most important life learning lesson ever which lead me to quit smoking in a heart beat and using the same strategy i will be teaching you here, to improve my life, my bank balance, and my health and work life. I hope this will be the day, that one article that you needed that gives you the final puzzle piece that you've been looking for to quit smoking or quit whatever else you're trying to quit. Also, using this strategy can set you up to achieve your financial goals also. Try it out, and if it doesn't work i'll pay for your time spent reading this post! ? Setting the scene: It's that time of day again where i always would crave a smoke, it could be driving to work, being at home bored, about to go to sleep, after eating, before eating, i had a lot of times where i would love a smoke. But i'm quitting, and i have been for, shit, seems to me like i've been quitting for almosta year or more now! I ask myself the questing, what's that magical moment i'm waiting for to actually quit? My boss still a jerk, partner still stressesme out, all these things just' don't want to line up for me to finally quit. Then it hit me, the more i 'try to quit smoking' and keep putting it off, i was killing my self, not just my body (my body still pretty healthy) but i was killing my ambitions, my goals, my ability to do WHAT I SAY I"M GOING TO DO. The constant failure to quit, was sub-contiously making it more tolerable to not do what i said i was planning to do. Each time i didn't quit, it re-inforced in me that what ever excuse i gave myself to "just have one last one" was making it okay keep delaying important life movements and decisions which went beyond quitting smoking. I hope you can relate, because if you're reading this far, you have that something in you also, and there is so much potential and energy waiting to be utilised that can open up all the desiers we seem to be waiting for "something" before we can start. I got that secret something, we must stop letting out brains steal life moments away from us. To know a thief, you must know the thief. We all know why we shouldn't smoke, there's so many reasons we know and that media shows us why we shouldn't do something. All those things are somewhere inthe future. The bad things and the good things, there's lots of good reasons not to smoke, but like the bad ones, they are also in the future. So when i crave a smoke i don't think of the good things or the bad things if i have this smoke. The secret mind trick! All you need is a box of paper clips, yup paper clips Try this, if you haven't had a smoke today you can do this right now, if you had, do this tomorrow morning. Find a spot somewhere you walk past/into every morning, for me it was my bedroom door. Take a pin, place it at eye level into the door. Or you can use a hook if you have one, as long as you won't cover it up. Now take your first paper clip, and place it onto the sleeve of the shirt you are wearing, preferably the hand that you use most to smoke. Your objective is to spend the whole day with the paper clip on your sleeve, and at the end of the day you may take it off and place it onto the pin or hook of the door or whereever your spot will be. Our goal is to grow a chain that will touch the floor. That's it. If you change shirts during the day for exercise or any other reasons, take the paper clip off, remind yourself that you are building a chain to touch the floor, and place it onto the new shirt you are wearing. Only at the end of each day, after you have gone the whole day without smoking, you will take the paper clip off and add it to the last days paper clip, and the chain grows. If you want to stop smoking, or quit whatever it is you can't figure out what it is you're waiting for to finally quit. Get yourself a boxof paper clips and start! Remember, your only objective is to GROW A CHAIN TO TOUCH THE FLOOR, not to stop smoking so you can run 10 miles, not to stop smoking so you can possibly not get cancer, not quit smoking so you can save all that money and in 5 years you will have enough for a new car, ALL YOU"RE DOING IS BUILDING A CHAIN TO TOUCH THE FLOOR! I wish you a life of clean air, a life without the stress and a life without our minds yelling desperately at each other and getting used to a constant track of failing to do something we keep telling ourselves to do. If you're the type that needs to know how this works, i'll briefly explain it and if you like this and want more, give it a thumbs up, to help others and to help me put more content and info into there so we can help anyone struggling to quit smoking. By having a paper clip on your clothes, on the hand you would normally smoke with, it acts as a CONSTANT reminder to what you set your mind to achieve. Which is nothing that we have emotional historical feelings about. We're just building a chain to touch the floor, simple. Where as if we're quitting to please a certain person for example, anytime that relationship goes through it's up's and down's, we might pick up a smoke and justify an argument for the smoke. Or this could be something else that we have fluctuating feelings about. By keeping it simple, we take away any emotions we have towards the goal. By placing the chain in a location we see every day, we SEE our progress, which REINFORCES the chain, reinforcing our strength in ourselves to keep going. Often when we're working on something, we don't see any progress so it could be quite easy to have a smoke after a couple of week, especially becase now we're feeling healthier, more enrgetic and think that just having one to reward myself for all that won't hurt, but we don't realise that we are breaking a invisible chain, by visualising this chain. THERE IS NO WAY YOU WILL WANT TO BREAK THE CHAIN ONCE YOU SEE EVERY DAY HOW LONG IT HAS BECOME. You know how rewarding it felt to take off that paper clip at the end of the day and to add it to the chain. You will have this visual image in your brain if you are ever put into a spot where you would be considering a smoke. There's no previous failures, you don't have to get anxious over past reasons why you didn't quit smoking, we set ourselves really emotional goals like "i'm going to quit smoking for my partner" then we get into an argument and i smoke a whole block in a sitting. Now that's not good for anyone, it takes longer to resolve the argument and i got as much nicotein in my as lab rats and won't sleep all night now. If you are interested in more information about this, give it a thumbs up and help it reach others who are looking to break the chain of smoking, and build a chain of mental power! Have a great life. |

| body | This is a real estate strategy that I realised and am taking advatage of in a city that experienced an earthquake, this strategy can also work in other natural disaster areas and perhaps outside of disaster zones also if certain conditions are met. I worked in New Zealand for the Christchurch earthquake recovery project after an earthquake leveled majority of the city and was involved in the demolition project. We project managed circa 5000 residential homes being demolished over a period of about 4 years. I'll try to keep the storytelling to a minimum and concentrate on the juice of the strategy with some explanations on what makes it possible to profit hugely during these times. Before all these homes started being demolished, they first went through assessment phases to determine the repair cost vs the rebuild cost of that property. Land damange was also considered and in some areas where land was too bandly damanged and had a classification of "red zone" meaning cannot be rebuilt on. The house was an automatic write of resulting it needing to be cleared of the land to repurpose the land into forests, parks etc. There was a urgency to complete these assessments; we had about 4 hours to assess a house and another 4 to price up the repair strategy. If the repair was 80% of the cost the rebuilt it's a rebuild. The houses that interested me where the ones that were less than 80%, sometimes significantly less 10-25% cosmetic damage and especially on the "red zone" there were houses that were no older than a few years prior to the quake that were still in great condition and spec. What i have done is found a bareland section (this one is a lifestyle section 4.1hecters) with no goverment supplied water or sewer but has power + data to the gate of the property. You are able to get a house that was ultimately going to be demolished and taken to the dump esentially and pay $10k for it to be deconstructed (flat packed meaning taken apart section by section, placed inside containers and shipped to this new land ). The house came with all the fittings, joinery and appliances. The plans were redrawn and a new consent = $5,000 Got a builder to build a new floorslab and construct the buulding to lock up stage (exterior completed and roof completed) which cost about $180k So far the costs are: Land aquisition $430,000 i had to put about 100k upfront the downpayment (there are 2 mortgages here) Cost of building mortgage $200k Total at that stage = $630,000 Loan from the bank Cash in deal = $100k Which brings us to $730,000 To date we've paid close to $60,000k for interest (i'll share my lessons learnt on why this was so much and how to reduce it next time, put shorly, i was doing about 10 other things at the same time and was in a relationship that crashed basically i screwed around hard) So to recap up to this point, bought bare land, changed the use of the land by placing a 6 bedroom house on there, we've organised a water bore well created for the water supply and a installed a septic system for the waste discharges. Once that's done the house can receive it's completion certificate changing the use of the land from bareland to residential lifestyle block with water and services and this gave us a valuation of $1,200,000! Hoping to have it sold in the next 3-6 months which will add another 5-15k of holding and maintance costs. Profit from project will be around 300-500k and it's taken less than a year for the whole project. What else could be done for a much cheaper construction cost is relocating the building on a trailer all together. The costs of the reconstruction could go down quite significatnly as the house isn't being taken apart into smaller peices resulting in a faster reconstruction. I also though if houses from cheaper regions can be purchased, picking them up and moving them to a place that has a higher demand for housing and reaching the demand for housing quicker and building a new house in the cheaper region from the proceeds of rent or sale of the relocated property. The cost of building in a cheaper area will be reduced also and now you have a new house in a cheaper area and a house in an area that has higher demand. Would love to hear what you guys have to comment if anyone has done anything similar . If this gave you some ideas and inspirations and you want to know more or would like to see more content about how to profit inthe real estate industry and in construction, like this post and i will share more experiences and step-by-step strategies of how i went from working full time to being able to manage my own projects, hire a team of professionals to allow me to concentrate on trading cryptocurrencies and using the proceeds to re-invest into the real estate industry and have some fun designing and solving new projects. |

If the repair was 80% of the cost the rebuilt it's a rebuild. \n\nThe houses that interested me where the ones that were less than 80%, sometimes significantly less 10-25% cosmetic damage and especially on the \"red zone\" there were houses that were no older than a few years prior to the quake that were still in great condition and spec. \n\nWhat i have done is found a bareland section (this one is a lifestyle section 4.1hecters) with no goverment supplied water or sewer but has power + data to the gate of the property. \n\nYou are able to get a house that was ultimately going to be demolished and taken to the dump esentially and pay $10k for it to be deconstructed (flat packed meaning taken apart section by section, placed inside containers and shipped to this new land ). The house came with all the fittings, joinery and appliances.\n\nThe plans were redrawn and a new consent = $5,000 \nGot a builder to build a new floorslab and construct the buulding to lock up stage (exterior completed and roof completed) which cost about $180k\n\nSo far the costs are:\nLand aquisition $430,000 \ni had to put about 100k upfront the downpayment (there are 2 mortgages here)\nCost of building mortgage $200k\n\nTotal at that stage = $630,000 Loan from the bank\nCash in deal = $100k\n\nWhich brings us to $730,000\n\nTo date we've paid close to $60,000k for interest (i'll share my lessons learnt on why this was so much and how to reduce it next time, put shorly, i was doing about 10 other things at the same time and was in a relationship that crashed basically i screwed around hard)\n\nSo to recap up to this point, bought bare land, changed the use of the land by placing a 6 bedroom house on there, we've organised a water bore well created for the water supply and a installed a septic system for the waste discharges. Once that's done the house can receive it's completion certificate changing the use of the land from bareland to residential lifestyle block with water and services and this gave us a valuation of $1,200,000!\n\nHoping to have it sold in the next 3-6 months which will add another 5-15k of holding and maintance costs.\n\nProfit from project will be around 300-500k and it's taken less than a year for the whole project.\n\nWhat else could be done for a much cheaper construction cost is relocating the building on a trailer all together. The costs of the reconstruction could go down quite significatnly as the house isn't being taken apart into smaller peices resulting in a faster reconstruction. \n\nI also though if houses from cheaper regions can be purchased, picking them up and moving them to a place that has a higher demand for housing and reaching the demand for housing quicker and building a new house in the cheaper region from the proceeds of rent or sale of the relocated property. The cost of building in a cheaper area will be reduced also and now you have a new house in a cheaper area and a house in an area that has higher demand.\n\nWould love to hear what you guys have to comment if anyone has done anything similar .\n\nIf this gave you some ideas and inspirations and you want to know more or would like to see more content about how to profit inthe real estate industry and in construction, like this post and i will share more experiences and step-by-step strategies of how i went from working full time to being able to manage my own projects, hire a team of professionals to allow me to concentrate on trading cryptocurrencies and using the proceeds to re-invest into the real estate industry and have some fun designing and solving new projects.",

| body | This is a real estate strategy that I realised and am taking advatage of in a city that experienced an earthquake, this strategy can also work in other natural disaster areas and perhaps outside of disaster zones also if certain conditions are met. Hoping to have it sold in the next 3-6 months which will add another 5-15k of holding and maintance costs. Profit from project will be around 300-500k and it's taken less than a year for the whole project. What else could be done for a much cheaper construction cost is relocating the building on a trailer all together. |
