One year has passed, so it's time to look, how good or how bad my investment was. For the [renovation](https://steemit.com/money/@amonas/7-tips-that-will-make-your-renovation-cheaper-and-faster) I have added a little bit more than 2 000 € of my own money, so we can say, that invested amount was 16 000 €. Renovation took around 4 months, and these months without any revenue are also included in my calculations. I started with a short term rent, and in the period of 1 year (including renovation cost) had 9,7k of expenses. That looks like quite a big number, than I look at it now, almost the same as amount I have invested. On the other hand, during the year period I have collected 4,95k So if we do some math, we'll see that my balance is -4,75k. If I do a quick prediction calculation for the next year, I should earn around 320*12 = 3840 € And that would be 24% revenue from my initial invested amount. There might be same expenses during the year, so it will probably be around 20%, but it's still good, as I'll have a lot more free time than with a short term rent.

bodyEverybody says, that short term rent gives you a better revenue than a long term rent. Well, I guess it's true, but it takes hell a lot of time to manage everything. So much, that while having just 2 rooms for rent I was able to get my first free weekend this summer. OK, maybe there was one more, now that I think of it. So I will do some calculations to find the answer. Unfortunately I don't have data for the whole year, as I started in January. But If we take a look at the first 7 months of the year, we will see that even though summer months generated quite nice income (red column), during the winter months I had to pay from my pocket, as heating is quite expensive. ![](https://cdn.steemitimages.com/DQmUAkrTc9bUwxd5dSbdG3dVP3aqbFM9vWpwvm5s6nCgy2J/image.png) So if I divide the money I earned (this is what's left after expenses were taken off) it would be *1,34K/7months =* 191,1 € per month. To be more precise I should mention, that one of the rooms was opened for rent two months later, in March. So taking in consideration, that occupation rate for the other room was around 60% (20 days) and the pink room usually has less visitors as the night price is higher (16€) we can do a prediction, that it would have been occupied 15 days a month. That would add additional *15days x 2months x 16€ =* 480 € to my total income (expenses remain the same, as taxes and other things are the same for the whole apartment). So it would be *1817€/7 =* 260 € per month. Now let's try to calculate the revenue for the long term rent. As January is not be best month to start the rent, let's work on pessimistic option. So it would be 200€ for the room per month. For 2 rooms it would be 400 € per month. Let's minus 185 € of the expenses I have to cover (loan and taxes for the country) and it will be *400€ - 185€ =* 215 € per month. Or *215€ x 7months =* 1505 € for the first 7 months of the year. That's a *1817€ - 1505€ =* 302 € difference. Not so big. And at the moment I do all the cleaning by myself. If I would want to hire somebody to do that, it would cost around 15€ per visit and that would add *70visits x 15€ =* 1050 € to my expenses. And that would make short term rent not profitable at all, as I would collect only *1817€-1050€ =* 767 € per this 7 months time period or mere 63 € per month. But that's another story. Now let's do some more calculations. The best month to start the rent is September, as many students are coming to study and looking for a place to stay. So we can charge 450 € - 500 € per month for both rooms. In that case monthly revenue would be 265 € - 315 € And from here on it's the same or even bigger than my short term rent I'm doing right now. That is just crazy... Maybe my AirBnB night price is too low? bodyGoing to rent apartment, but don't want to spend a lot of money and your precious time for the renovation? Here are some tips, that will help you to save some. But first, let's take a look, how much I spend on [my renovation](https://steemit.com/renovation/@amonas/from-ugly-duck-to-a-swan). At the beginning I was thinking, that 3000 € will be enough for the "investors renovation", but it turned out, that I spent more than double of what I was thinking it will be enough - 6350 € There were 2 rooms in the apartment. So now I know, that for 1 room at least 3000 € is needed. If you are not familiar with the term "Investors renovation" - I will tell you more. It's the renovation where you use the cheapest possible materials (or buying those, that has discount on them), and leaving the stuff, that can still be used or does not look terribly bad. He prepared and painted all walls and ceilings, put the tiles in the kitchen and on the floor near the entrance, in the bathroom and toilet (where it was needed) and did all the other works. I would say it was really cheap considering these days prices in Lithuania. Of course, quality was not the best, but it's more than enough for a place that will be rented. The next big amount (695 €) goes to the plumber. This is more than I expected, because machine, that lifts used water to the sewage system had to be bought. Kitchen cabinet in the first (grey) room was custom made for it, so price (600 €) was slightly bigger than just a simple one bought from IKEA or some other furniture shop. In this case I chose more expensive option because the room is small and every centimeter matters. As all wires and power outlets were replaced with the new ones, works and materials costed 504 €. I would say this is optional. You can try to leave old wires and connect new ones to them, but if they are really old and crappy - it's better to get new ones everywhere. Now if you [remember cut air ventilation pipe](https://steemit.com/renovation/@amonas/from-ugly-duck-to-a-swan), to fix it and add new pipes for 2 kitchens costed 350 €. That's quite a lot, considering everything was done in 1 evening. But this was a mandatory work, as it's really important to have good smell removal in the rooms. To do that successfully, get the contacts of the people, that can do a work before you start and call them. Usually they are quite busy people and might not be able to start right away. Let them know when you are starting your renovation and decide on the date they will start. 2. Monitor the prices in the stores. Some stores has lower prices on some products than other. Some things can be bought before you start the renovation. Like tiles for the bathroom or for the kitchen. As there are so many of different tiles, it took me quite a time to decide what I want and what will look nice in my renovated place. I took pictures of all the things I liked (with the prices) so I could decide later. 3. Decide on the prices before craftsmen starts to work. Write them down, so that later it would not suddenly increase. 4. Do not save on plumber works. It's better to pay more now, than later have a flood (or flood the neighbors) and pay again for repairing stuff. 5. Buy the cheapest or discounted materials. bodyThen I [bought this flat](https://steemit.com/realestate/@amonas/investing-to-real-estate-my-story) I already knew, that I will renovate it. Actually I was looking to buy something not in the best condition, as I knew how I wanted it to look afterwards. After some initial calculations I was thinking, that around 3000 € will be enough for the renovation, as not everything will be replaced (like floor, doors, bathroom, windows, some furniture). But as I spend almost all my money for purchasing the flat itself I had no money left. But that's not a big problem these days - bank was very pleased to give me 4000 € loan (I took 1K extra, just not to go out before I finish). Well, that was my thoughts before I started. But as you can guess - not everything goes as planned. ![](https://cdn.steemitimages.com/DQmQy8giozSNdav953UqXZtZDRukj6g16A7iwBSUQzjov8B/image.png) So my idea was to make 2 studios with it's own kitchens in these rooms. The second room already had a kitchen, or at least kitchen furniture, as the water was not there. Previous owner would go to the bathroom to get some water and clean the dishes. That, of course, was not acceptable for me. So the first thing I needed - was to get water and drainage in both rooms. And here started some extra fees - it was not possible to make drainage from the sink to reach sewerage system by itself from the second room. Machine for 300 € had to be purchased. For the electricity story was very similar - some power outlets were not working, current wires were very old and it's better not to use them anymore. And it would be quite hard to make new outlets and connect new cables with the old ones. It looked like an easy task, because bathroom already had air ventilation, so new pipes just had to be connected to the current ones. New surprise was waiting for me here. Air ventilation pipes that were coming from bathroom were cut from the system. That might looks quite nice, than you look at it first, but you never know what is hiding behind these wallpapers. And it might be not so easy to remove them. So in the first room plaster bounced off the wall. We saw that only than we started to remove those old wallpapers. Of course, that plaster had to be taken off the wall. Optimistic goal was 1 month, but as this was my first project, it took some more time. And then everything was almost finished, just before Christmas, one pipe in the bathroom got a crack and started to leak the water. But it was leaking behind the tiles and it was not possible to see that from outside. That was noticed only than the neighbors from below started to complain. Actually I was looking to buy something not in the best condition, as I knew how I wanted it to look afterwards. After some initial calculations I was thinking, that around 3000 € will be enough for the renovation, as not everything will be replaced (like floor, doors, bathroom, windows, some furniture). But as I spend almost all my money for purchasing the flat itself I had no money left. But that's not a big problem these days - bank was very pleased to give me 4000 € loan (I took 1K extra, just not to go out before I finish). Well, that was my thoughts before I started. The second room already had a kitchen, or at least kitchen furniture, as the water was not there. Previous owner would go to the bathroom to get some water and clean the  dishes. That, of course, was not acceptable for me. So the first thing I needed - was to get water and drainage in both rooms. And here started some extra fees - it was not possible to make drainage from the sink to reach sewerage system by itself from the second room. Machine for 300 € had to be purchased. For the electricity story was very similar - some power outlets were not working, current wires were very old and it's better not to use them anymore. And it would be quite hard to make new outlets and connect new cables with the old ones. It looked like an easy task, because bathroom already had air ventilation, so new pipes just had to be connected to the current ones. New surprise was waiting for me here. Air ventilation pipes that were coming from bathroom were cut from the system. That might looks quite nice, than you look at it first, but you never know what is hiding behind these wallpapers. And it might be not so easy to remove them. So in the first room plaster bounced off the wall. We saw that only than we started to remove those old wallpapers. Of course, that plaster had to be taken off the wall. And then everything was almost finished, just before Christmas, one pipe in the bathroom got a crack and started to leak the water. But it was leaking behind the tiles and it was not possible to see that from outside. That was noticed only than the neighbors from below started to complain. bodyAs I mentioned in the post before, I received some unexpected money (14 000 €) and I decided, that the best option will be to invest it to real estate. I knew about it and had some (not very good) experience from a few years ago. I'm saying invest, because I already owned my own apartment, and this will be purely for renting. So I started to look for a 2 or 1 room apartment somewhere closer to the Vilnius center, in the areas I know the best. But there is a good saying, that if you don't know where to invest - invest to yourself (knowledge). As this will be a quite expensive purchase, I decided to collect more information about investing to real estate before buying something. And I came across some online courses. Chose the one, that looked the best for me and purchased it (around 100 € for 7 days course). And it was really worth the money, as I got a lot of knowledge from professionals, who are working with investing for a long time. So I started to look for an asset, that could generate me more revenue than just a simple 1 or 2 rooms apartment. And in Lithuania at the moment that's the dormitory type flat. As they are not very popular and their prices are lower than a normal apartment in the old (build 20 - 30 years ago) buildings. But, of course, they have their own issues. After 2 months of intensive search I decided to stick with a flat that was in the building next to the one I was living. As I was thinking about short term rent - it will be much easier to manage it. And the location is quite good - just 2 km away from the old town. So for 41 000 € (unfortunately the price was average, not below the average, as my first intention was) I bought 2 rooms dormitory type flat. Actually, I had choice, different banks send me a different offers and some asked for a lower initial contribution but gave higher interest rate.       "body": "As I mentioned in the post before, I received some unexpected money (14 000 €) and I decided, that the best option will be to invest it to real estate. I knew about it and had some (not very good) experience from a few years ago. I'm saying invest, because I already owned my own apartment, and this will be purely for renting. So I started to look for a 2 or 1 room apartment somewhere closer to the Vilnius center, in the areas I know the best. \nBut there is a good saying, that if you don't know where to invest - invest to yourself (knowledge). As this will be a quite expensive purchase, I decided to collect more information about investing to real estate before buying something. And I came across some online courses.  Chose the one, that looked the best for me and purchased it (around 100 € for 7 days course). And it was really worth the money, as I got a lot of knowledge from professionals, who are working with investing for a long time. \nSo I started to look for an asset, that could generate me more revenue than just a simple 1 or 2 rooms apartment. And in Lithuania at the moment that's the dormitory type flat. As they are not very popular and their prices are lower than a normal apartment in the old (build 20 - 30 years ago) buildings. But, of course, they have their own issues. \nAfter 2 months of intensive search I decided to stick with a flat that was in the building next to the one I was living. As I was thinking about short term rent - it will be much easier to manage it. And the location is quite good - just 2 km away from the old town. \nSo for 41 000 € (unfortunately the price was average, not below the average, as my first intention was) I bought 2 rooms dormitory type flat. bodyImagine you just got 15000 € (17 600 $) from as inheritance from your parents. It's slightly different than to win a lottery, as those money was earned with a hard work. That reason might not be a case for some people, but for me it was. And just to let you know the value of this amount, you can imagine that monthly salary is around 1000 € for a person.
